You can reach the construction area - the former sugar factory - coming from the autobahn via the B 275 in the direction of Lauterbach. After the railway underpass, turn left into Fauerbacher Straße. "Zur Zuckerfabrik" - a side street off Fauerbacher Straße is very central to the train station and downtown Friedberg.
The Project
The architecture
The project has been integrated into the environment with great sensitivity. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with fine subdivisions is underlined by the transparent balcony parapets. Colours, shapes and materials are harmoniously coordinated.
The construction
The building will be constructed in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs consist of reinforced concrete slabs. The storey stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (ETICS) is applied to the exterior masonry.
The house entrance system made of light metal profiles and an insulating glass door made of safety glass has an electric door opener as well as a door closer and door holder.
The grounds
The driveways and sidewalks will be paved. The remaining plot area will be sown with lawn. Solitary trees and shrubs are planted.
The Outfitting

- Plastic windows with thermal insulation glazing are used. Concealed fittings with one-hand tilt and turn function.
- The windows in the ground floor apartments and the windows in the area of the balconies on the first floor are fitted with burglar-resistant fittings.
- The windows as well as the balcony, patio and roof terrace doors in the living/kitchen rooms in the vertical facade have electrically operated external blinds made of powder-coated aluminum profiles.
- The apartment entrance doors in the soundproof version have a wide-angle spy. Multiple locking and a door intercom with an integrated video surveillance system are provided for your security.
- The bathrooms are equipped with bath and shower. The floor-level tiled shower area with drainage channel and tiled recess has a clear glass shower partition. A large-format mirror surface is mounted above the vanity unit.
- The bathrooms, the shower room and guest toilets have tiled floors with matching skirting boards.
- The living and sleeping areas as well as the floorboards and corridors have floor covering according to the template, also with matching skirting boards.
- The ceilings and walls of the apartments are papered with woodchip wallpaper and laid out in white.
- The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. In each apartment there are network sockets as well as TV and radio connections.
- An exhaust air heat pump for heating and ventilation as well as hot water preparation is installed in the utility room of each apartment.
- The rooms are heated by underfloor comfort heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments on the top floor will have a gas-powered fireplace with natural stone ledges and fireproof glazing in the firebox.
- Each apartment has a basement room. A common room is available for the residents of the house.
- Two passenger elevators, each for up to 8 people, connect all floors of the house. The elevators are accessible from the basement level, the house entrances and on the floors without steps.
- To increase your security, access from the underground car park to the house is alarmed.

The economic and shopping center of the "Golden Wetterau".
Friedberg can be reached quickly and easily at the intersection of the B 3, B 275 and B 455 with the A 5 and A 45 motorways. The S-Bahn (S6) takes you to the center of Frankfurt and its airport in just under 40 minutes - without having to change trains.
As a modern and traditional district town, Friedberg with its 5 districts has almost 30,000 inhabitants and is the administrative center of the Wetteraukreis.
In the Middle Ages, the former free imperial and trade fair city was one of the most important cities in what is now Hesse. The rich past can still be seen in the well-preserved townscape.
Today, Friedberg is the cultural center of the Wetterau with numerous further education schools, kindergartens and social facilities.
Attractive pedestrian zones make strolling a pleasure. There is a lot to discover behind picturesquely renovated facades, from flower shops to modern boutiques and cozy bars.
