The Zum Dammfelde property is a hereditary building right of the Catholic. Parish of St. Franziskus in 50859 Cologne - Widdersdorf.
The hereditary building right is a right equivalent to property. It refers to the right to be able to build buildings on the property in return for payment of an annual ground rent. The property built or purchased on the property can of course be sold, mortgaged, inherited or given away. The purchase price of a property is cheaper by the value of the land.
A tip: due to the massive energy savings, the ground rent is simply included in the additional costs, like elevator maintenance. Clever. And what's more: owner-occupiers only pay 80% of the ground rent and investors have the tax advantage of the advertising costs.
