Project description

Zugspitz Estate
In the heart of Garmisch with unobstructed views of Germany’s highest mountain range
Welcome home!
At Zugspitz Estate, the best of both worlds come together – urban quality of life and a place that captures the beauty and tranquility of nature.
Through the garden gate, you reach the spa park, and in just a few steps, the lively pedestrian zone with all its restaurants, cafés, and shops. At the same time, uniquely open views of Zugspitze, Alpspitze, Kramer, Wank, and Dreitorspitze transform every window into a canvas.
Architecture & design – tradition and modernity
Passion and attention to detail, exclusively local traditional companies with a commitment to quality that extends far beyond warranty periods. The finest materials and the most modern outfitting are a given.
For maximum privacy, the condominiums are divided into two chalets. Each chalet has its own bicycle and ski cellar.
The sizes of the units range from 38 to 138 m².
Enjoy in your new home:
- Generous living areas with open kitchen and panoramic windows
- Bedrooms with mountain views right from your bed
- Private gardens and large balconies
- Wellness area with sauna, freestanding bathtubs, customizations
- Real-wood fireplace for cozy hours
Highlights
- Unobstructable mountain view in the center – an absolute rarity downtown
- Regional craftsmanship – quality from the region, built with passion and genuine manual work
- Sustainable construction – district heating, Efficiency House 55 & long-lasting materials
- Comfort – sauna, day spa option, smart-home technology with remote control from your smartphone & high-end outfitting
- Worry-free purchasing – payment only at handover, no risk, also ideal as a hassle-free vacation residence

Trust is good, facts are better
Each unit we part with is only given into selected hands. This project is already fully financed. We do not issue partial invoices to our clients – payment is made upon satisfactory handover. Our clients should be thinking about their next hiking route, not about the developer’s default risk, bank interest, or invoice checks. Of course, it can also be used as a vacation residence. Zugspitz Estate will be completed and handed over at the beginning of 2026.
Decisions made during construction often only show their impact after years or even decades. That is why no compromises have been made on quality at Zugspitz Estate. We have deliberately opted for a watertight concrete basement (WU-Wanne), even though it would not have been absolutely necessary according to the building ground survey. This keeps the building dry forever, including any potential rise in the groundwater level far in the future.
In the underground garage, corrosion-free special steel with a high chromium content is used. This spares the homeowners’ association from regularly renewing costly and chemical OS8 protective coatings in the future.
For the solid construction, we chose the market leader SILVACOR with wood fibers as a natural product instead of pressed plastic. This choice prevents any outgassing of plastic into the living spaces and spares our grandchildren from hazardous waste.
All decisions were made without ideological bias to combine durability and a healthy indoor environment. Thus, we use biosil paints and waxes indoors. Outdoors, however, durable wood protection glazes are used because that is the only way to provide protection against the elements.
This project is genuine handcraft by companies that still stand by their work long after the five-year warranty period. Knowledge acquired over generations and local building culture make this work a true one-of-a-kind.
