Eight well-proportioned semi-detached houses
A total of eight semi-detached houses with front gardens and green areas to the rear are being built on this building plot along Zeppenheimer Straße. Convincing floor plans, generous window frontages and select materials give the houses a high-quality character.
The four houses' distinctive look begins presentation with a facade of dark red clinker brickwork and medium-grey coloured grouting. All roof surfaces are clad with granite-coloured Braas concrete roof tiles. Window frames offer anthracite contrasts. Zinc downpipes and protective wall claddings create bright contrasts.
That's the way to live
Behind the secure entrance door with triple locking, everything's prepared for a very homely atmosphere from the hallways to the kitchens, living rooms and bedrooms. The floors in the bathrooms and toilets are fitted with tiling (30 x 60 cm). High-quality tiles are also used in the splash zones surrounding the washstand, shower, bathtub and toilet (€60/m²). All floor coverings are laid on floating screed.
Washstands and toilet amenities are from brand manufacturer Geberit Renova. Faucets are from Steinberg and the shower tray and the bathtub are sourced from Bette.
Windows have high-quality synthetic frames – white inside, anthracite outside – and meet thermal insulation certificate requirements.
A modern heating system with an air heat pump (external installation) and a hot water tank ensure pleasant warmth in the houses. Heating circuit distributors for underfloor heating are installed on individual floors. The heating load is calculated according to DIN EN 12831.
House type I

Basement and ground floor
Green spaces in front of and behind the house, double garage, two parking spaces. The ground floor offers more than 80 m² of living space – including a terrace.
Cellar
- The entire basement floor is laid with screed and a washable grey coating.
- The buildings are connected to the public sewerage system, water and power line networks as well as the telecommunications network.
Lockable windows
- The windows are fitted with an RC 2N locking system, including lockable window handles.
Media technology
- Each house is equipped with a telephone connection in the house connection room. In addition to the power sub-distribution system, a media technology sub-distribution system is installed. All media lines (LAN and antenna) are laid all the way to the media distributor.
First floor and studio
Three children's rooms, two bathrooms with bathtub and/or shower and a master bedroom with garden-facing window. Away from the family hustle and bustle, the studio opens up space for ideas that have always been wanted to be realised.
Hot water and plumbing
- The hot water supply for the kitchen, bathrooms and toilets is supplied via a central heating system. Cold and hot water supply is carried through synthetic pipes. Water pipes are thermally insulated in accordance with current EnEV energy saving regulations.
- Wastewater is channelled through sound-insulated synthetic pipes for acoustic reasons.

- In the cosy studio under the roof, there's enough space for a study, a hobby room or a guest room.
- The room has a good 20 m² and is just waiting to be used imaginatively.
Facade and exterior materials
- The clinker brick facade consists of 11.5 cm tall clinker cladding bricks. Parapet railings shown in facade designs are hot-dip galvanized.
- The surfaces of the steeply pitched roofs are covered with granite-coloured concrete roof tiles. Downpipes are made of zinc.
- Wall coverings or similar components that require protection from the weather are also made of zinc.
House type II
Basement and ground floor
As in house type 1 – but mirrored and with an individual garage and parking space.
Earthing system and lightning protection
- An earthing system is located in the foundation according to DIN 18014 standards. Connection lugs for the internal equipotential bonding system are installed throughout the buildings.
- Meters and all general house distribution systems are equipped with surge protection devices.
Heating system
- All buildings are heated via an air-water heat pump.
First floor and studio
Four beautiful rooms that can be used as bedrooms, children's rooms, guest areas or study rooms as well as two bathrooms with bathtub and/or shower.
Switch range
- The Gira Standard 55 white range is intended for use as the outlet and switch range. A rocker switch is installed for each motor controlling the electric roller shutters.
Living spaces and land lots
- The land distribution for houses 3 to 8 matches houses 1 and 2 – although only houses 1 and 4 have double garages. The structural details already mentioned are the same for both house types.

Dusseldorf-Kalkum combines a high quality of life with very good connections to the city centre.
The district of Kalkum is located high in the north of Dusseldorf and is largely characterized by agricultural areas and forests as well as single-family detached houses.
To the west is the historic Kaiserswerth district with its quaint old town. This forms the centre of the entire city district 5 and offers numerous shopping opportunities thanks to supermarkets, boutiques and retail shops – and on Wednesday there's also a small, fine weekly market with a great view of the Rhine.
The "International School of Düsseldorf" and the three other high schools have a good reputation among parents and students. The Florence Nightingale Hospital of the Kaiserswerther Diakonie also has an excellent track record.
Good connections
With its proximity to the Rhine and natural areas and convenient transport connections by bus, tram and S-Bahn tains as well as the 8N expressway, Kalkum is considered a very attractive residential area.
