In the center of Kaarst-Büttgen, on the quiet Yorckstraße, we are building two special apartment buildings for you, each with 7 condominiums as well as a lift and underground car park..

In a central location in Kaarst-Büttgen, Yorckstr. 1 in a grown residential structure, two multi-family houses, each with seven high-quality new condominiums, bright and comfortable outfitting features and modern energy technology. The apartments face west, the living/dining rooms with adjoining terraces, balconies or roof terraces are arranged on the sunny garden side.

All apartments can be easily reached barrier-free from the house entrance or from the underground car park via the staircase in the basement. Elevator from basement to loft.

Floors

  • In bathrooms, showers, toilets and kitchens, floor tiles 30 x 60 cm; after sampling up to EUR 30.00/m² gross material costs (calibrated tiles and larger formats possible at extra cost).
  • In the other rooms, ready-made single-strip parquet, wood type oak matt sealed, laid in ship's floor structure, format approx. 70 x 490 mm incl. natural oak cove skirting boards, each according to the GWB sample.
  • Cement screed in the basement painted with PVC floor paint. Balconies and roof terrace areas with artificial stone or fine stoneware slabs with a refined surface according to the GWB pattern laid on pedestals or other professional support depending on the technical requirements. Depending on the location and design, insulated roof terraces may be accessible via steps.

Windows

  • Windows and balcony doors made of plastic, gray or anthracite on the outside, white on the inside, thermal insulation glazing according to GEG 2020.
  • Windows with turn-only or turn-tilt fittings, unless fixed. Window sill heights according to implementation planning. All window and balcony doors on the ground floor are lockable and equipped with security fittings and mushroom pins on the closing side for increased burglary resistance, including professional installation.

  • All windows and balcony doors with concealed one-handed fittings, if technically possible and if not fixed. In every common room there is at least one turn-tilt fitting either on the window or on the French door. From the living room as access to the balcony or terrace in each apartment, a window door system according to the execution plan, some with fixed glazing. Sanitary facilities

  • Decentralized hot water supply via the home stations in the storage rooms of the respective residential units.
  • All washstands and washdown toilets are white as standard.
  • In the bathroom, steel/enamel built-in bath as a Betteform body shape bath or equivalent, 170 x 75 cm with bath and shower mixer tap from Grohe, Essence series, as a one-lever fitting with eccentric set, if there is not just a shower in the apartment.< /li>
  • Washbasin from Geberit, Renova Plan series, approx. 60 cm wide, in a modern form with single-lever mixer tap from Grohe, Essence series, with pop-up fitting, wall-mounted, rimless washdown toilet body from Geberit, Renova Plan series with low-noise concealed cistern, over the underfloor heating attached bath towel holder. As a special request, the bath towel holder can be equipped with an electric heating element.
