Project description

Image new build property haus erika, Hilden

haus OPTIMA XF. reference objects.

In a quiet residential neighborhood, these two-story single-family homes, planned in solid construction with green flat roofs and PV systems, make a striking appearance.

Clad in high-quality clinker brick and plaster facades, and anthracite-colored door and window systems – partially floor-to-ceiling – they present an inviting exterior.

Upon request, you can have comfortably situated single garages on the side and an additional outdoor parking space in front, providing space for a total of two cars per house.

With approximately 152 square meters of living space, including a water-resistant partial basement and thus an additional 35 square meters of usable space, this house offers ample space for the whole family. The ground floor with an open or closed kitchen and three or two bedrooms in the attic allows for flexible design of your own space program.

the LOCATION. living and working between the CITIES.

In the shadow of the state capital Düsseldorf, Hilden is increasingly developing into an alternative residential location. "Go south" is the motto for many Hilden residents and newcomers. Here, most of Hilden's freestanding and individually designed single-family homes are located. The fundamental location of the property in southern Hilden, in the second row within a grown residential area, provides an attractive offer on typically sized plots.

Hilden is located west of Solingen and southeast of the state capital Düsseldorf and, with around 58,000 inhabitants, is the fourth-largest city in the Mettmann district. The city borders Erkrath to the north, Haan to the northeast, Solingen to the east and southeast, Langenfeld to the south, and Düsseldorf to the west. Hilden, together with the neighboring town of Langenfeld, is surrounded by a rectangle formed by the federal highways A46, A3, A542, and A59.

Hilden is located in the VRR area and is accessible via the S1 line of the Rhine-Ruhr S-Bahn and several bus lines (741, 781, 782, 783, 784, 785, DL 4, DL 5, O 3) operated by Rheinbahn. Of particular importance for local passenger traffic is the O 3 orbital bus line, established in 1999, which runs north-south through the city.

Hilden has two S-Bahn stations: Hilden station (opened in 1874) and Hilden South halt (since 1979). S-Bahn traffic between Düsseldorf, Hilden, and Solingen began in 1980. Today's S1 S-Bahn line is 97 km long and runs from Dortmund – Bochum – Essen – Mülheim (Ruhr) – Duisburg – Düsseldorf Airport – Düsseldorf – Hilden – Solingen. All necessary educational, social, cultural, and local supply facilities are available in the city and can be easily reached.
