The "Wohnen mit Aussicht" sub-district that Wohn + Stadtbau is realizing lives up to its name: in the north-west corner of the entire district, with lots of fresh air and views of the adjoining spacious green areas. The urban planning and architecture of the residential area was developed by the award-winning architectural office 3pass from Cologne. In addition to the neighborhood principle of the residential courtyards, great importance was attached to the design of the facades: A material mix of light sandstone-colored clinker, steel, profiled glass and plaster gives the buildings a face that creates an attractive residential environment to feel good. The climate protection values are exemplary: KfW55 standard for the buildings, green roofs with the option of retrofitting photovoltaic systems, district heating supply.
Of course, all of these architectural advantages also and especially apply to the 40 condominiums that Wohn + Stadtbau are building here in two four-storey structures. The two buildings are arranged in a particularly beautiful and green location on the edge of the sub-district.
They are also characterized by a well thought-out layout of the apartments, which allows for an amazing range of apartment sizes. From 43 to around 128 square meters there is space for a wide variety of home and lifestyle needs. All apartments are accessible via a lift and have a terrace or loggia. Climate-friendly neighbourhood
Climate protection has a particularly high priority in the district. All houses are built in solid solid construction, fully bricked and with green flat roofs. Energy-optimized, they comply with the current "KfW Efficiency House 55 Standard".
A near-natural handling of rainwater can be seen here, as in the entire district, through the use of green roofs and the near-surface discharge into the adjacent urban hollows. In addition to possible evaporation, the water can be experienced in this way and green, attractive places with a high quality of stay are created.
Location
Anyone who will live here in the future can look forward to the best connections: short distances to day-care centers and elementary schools, to the Waldorf school and Stein-Gymnasium, to the shopping markets, service providers and cultural centers in the Auenviertel or in the Gievenbeck center. The university clinics and many university facilities are within cycling distance, and some are within walking distance. As part of a mobility concept, the entire district will have the opportunity to use car and bike sharing as well as a packing station and a bicycle repair station. The Roxeler and von-Esmarch-Straße lead in no time to the city's ring road, the palace square and the old town. There is a direct connection to the BAB connection via Steinfurter Straße and to western Münsterland via Roxeler Straße.
And those who love green nature will really get their money's worth: the spacious leisure and green areas of the "Grüner Finger" district park, between Stein-Gymnasium and the LaVie cultural center further into the nature of the western Aatal - a paradise for walkers and joggers, skaters and cyclists.
