The Property
An elegant house whose historical spaces more than meet the expectations of the modern.
This residential and commercial building along Warschauer Straße is divided into a striking front building, a side wing and garden house. A total of 39 apartments and 3 commercial units are housed in the complex, which is oriented along an east-west axis.During the renovations, all the apartments were modernised and equipped with new electrical systems and floor-to-ceiling windows to furnish balcony access. Attic spaces have been developed and a glass-sided elevator has been installed in the courtyard to grant easy access to the upper floors.
Outfitting
The Apartments
During the course of the renovation work, floor-to-ceiling windows with access to large balconies were created, wooden floors were either refurbished or new, high-quality parquet laid down, while the original wood-panelled doors have been preserved and plasterwork lovingly restored. The city and the tram are at the doorstep, while inside peace and quiet reigns thanks to soundproof windows.
Large balconies and terraces, facing the quiet courtyard, extend living spaces outside.
Bathrooms convince with timeless, modern design features.
The Location
In the Kreuzberg of the East
The district of Friedrichshain, with streets characterised by magnificent buildings in Wilhelminian and Stalinist Neo-Classicist style, is one of the trendiest areas in Berlin.
Friedrichshain: until the fall of the Berlin Wall, a purely industrial workers' quarter, then home to the squatter scene, today a magnet for tourism and a trendy residential address. Above all, the area between Simon-Dach-Straße and Boxhagener Platz, lovingly called Boxi, presents itself as a dazzlingly colourful and up-and-coming neighbourhood – with a club atmosphere.Much has happened here in recent years. Large investments were made in the renovation of historic older buildings, while project developers filled unused land with new buildings. Numerous cafés, restaurants, neighbourhood pubs and convenience stores line the streets, which are filled with partygoers and tourists, especially on the weekends. A popular meeting place is Boxhagener Platz. Here, children play while the Saturday market invites you to stroll and shop.
Just a few meters further on, just before you reach the trendy neighbourhood of Kreuzberg, you can see the contradictory nature of the district at its best. This is where the club scene near the bridge at Warschauer Strasse, Cassiopeia and Matrix Club meets Mercedes-Benz Arena, Zalando, Universal, Coca-Cola and more. Industry takes on a party mood.
