Concept

Welcome home

The modern architecture, excellent facilities and the future residents bring the “Ville” to life. Two apartment buildings with a total of 10 residential units are being built at number 67 on Bonn-Brühler-Straße. No matter how different the residents may be - with 54 to 105 m² there is a good mix of floor plans for different needs.

The house silhouette of “ville 67” is characterized by the flat roof and the staggered floor with its spacious roof terraces. Straight lines paired with projections and high-quality, modern materials create an exclusive impression.

The subtle color scheme of the facade gives the building a modern and at the same time classic external appearance. Spacious terraces, balconies and loggias enliven the building as a living space, including the view from the outside.

Generous, high quality and well thought out

A main focus during planning was on the needs of the future residents. Special amenities are therefore part of their daily residential environment. Each apartment has a washing machine/dryer connection in the shared laundry room in the basement, a lockable illuminated cellar room and an easily accessible parking space. You will also find enough space for bicycles, mobility aids and strollers as well as motorcycles. The in-house underground car park can be easily reached by car from the street side. An elevator system takes you barrier-free to all floors.

Outfitting

Floor plans

The floor plans of the 2 to 3 room apartments are open and offer the right space for different needs and lifestyle situations. In order to be able to listen to the sounds of the environment or simply for a Sunday breakfast outdoors, each apartment has at least one terrace, balcony, loggia or roof terrace.

The underfloor heating, which can be individually regulated in all rooms, provides that extra level of luxury. For pleasant and easy shading of the apartments, all living and dining rooms have electrically operated external blinds, the other rooms have electrically operated roller shutters. The integrated video intercom system completes the comfort of life.

The high-quality branded amenities in the bathrooms and the exclusive parquet floors and tiles increase your feeling of luxury.

Smart Home

With your new apartment you enter the modern SMARTHOME WORLD. Depending on your personal preferences, you can control light, temperature (via automated heating and shading) and sounds (doorbell signal, music) room by room, at the exact time of day, conveniently while on the go or from the sofa. With the Loxone smart home system, most controllable elements are brought into line. The various components make your everyday life easier, save you time and optimize your energy requirements. For a healthy indoor climate, the perfect interaction of heating and automated shading contributes significantly to the comfort within your four walls.

Energy

Real estate developers have a great responsibility for the environment. It is therefore particularly important to us to plan, optimize and implement our construction projects with sustainability and energy efficiency in mind. To ensure that you also have access to climate-friendly supplies in your property, we rely entirely on renewable energies and the KfW 40 standard.

PHOTOVOLTAIC SYSTEMS
Solar power is not only considered “clean energy” but is also cheaper. The electricity from the roof reduces your bill because – in the best case scenario – no additional energy has to be purchased. It protects you from rising electricity prices and makes you independent. We source our systems from renowned manufacturers and pay particular attention to longevity.

HEAT PUMP
Of course, the climate of your property should also be ideal. When it comes to heating, we rely on heat pumps. The advantages speak for themselves: the energy is environmentally friendly and almost inexhaustible. The operating costs are low because the pump is powered by the photovoltaic system.

Location

A charming city with history

The town looks back on a colorful past. Merten was first mentioned in a document in 1173 as “Sankt Merten” – named after the patron saint, Saint Martin of Tours. Burial mounds, the Roman canal and numerous archaeological finds indicate a much earlier settlement. Today's arched cemetery portal has been preserved from Merten Castle. The Merten court and community meetings took place under this until the 18th century. The St. Martin Merten church was built in 1867. In 1885 the monastery “To the Holy Family” was founded. This was initially used by the Bonn University Hospital and is now a special clinic for geriatric medicine. The most famous Merten resident is probably Nobel Prize in Literature winner Heinrich Böll, who moved to Merten from his native Cologne in 1982.

The foothill town has an excellent infrastructure. There are several daycare centers, a primary school, a secondary school, a senior center with senior shared accommodation as well as several doctor's offices, bank branches and a modern shopping center. Several restaurants and pubs round off the offering. Local recreation is also provided: on the Heinrich-Böll-Weg you can walk in the footsteps of the Nobel Prize winner. The circular route runs along the towns of Merten and Rösberg.

With over 5,600 inhabitants, Merten is the third largest of Bornheim's 14 towns. The district has a light rail connection that takes you to Cologne or Bonn city center without having to change. The two cities can also be easily reached by car via the A555. The Villewälder landscape protection area is almost 6 kilometers to the west. On the way you will also find the Celtic ring wall and the Kerbtal.
