The Villa Meeresblick in Bansin is located in the 2nd row to the beach at Bergstrasse 13. Bergstrasse is considered to be the most completely preserved ensemble of historical spa architecture in the imperial baths. As part of an extensive renovation, 7 exclusive apartments with living spaces between 83 and 116 square meters are being built here. There are 6 apartments in the front building (2 apartments per floor) and a charming townhouse apartment in the annex. Due to its elevated location, Villa Meeresblick has good sea views. The listed villa has a particularly beautiful facade and has been preserved in its original form both structurally and in terms of floor plan. The beautiful balcony parapets are characteristic. All apartments have terraces or balconies facing the sea and some on the sunny side to the south.

The preparatory construction measures have currently begun and we expect completion in July 2025. It is a monument, so monument depreciation can be claimed for tax purposes. The tax ruling is included. We expect a depreciation rate on the purchase price of around 50%. According to building regulations, all apartments are holiday apartments that can be purchased on a net basis without sales tax. Permanent private use as a first or second residence is also possible.

The outfitting

High quality and contemporary in Parisian style

The apartments are equipped with absolutely high quality and contemporary outfitting features. The visualizations give you an initial feeling for the interior design. The interior design is based on modern Parisian models. Particular emphasis is placed on the outfitting of the kitchens and bathrooms. A combination between a kitchen block and a wall-side kitchen is currently planned. “Leicht” kitchens use appliances from “Miele” and “Bora”. The master bathrooms are equipped with a sauna and/or a steam bath from the Italian manufacturer “Effegibi”. If you wish, we will be happy to send you a detailed outfitting concept.

The apartments can be tailored to your individual needs and preferences. Speak to our architects who can realize your desired plan. If desired, the apartments can be handed over fully furnished.

The location

Bansin, 2nd row, between the town center and the pier

The seaside resort of Bansin is one of the three well-known imperial resorts on the sunny island of Usedom. The town center lies on a narrow headland between the wide sandy beach and the Schloonsee. The central Bergstrasse is considered the best-preserved example of the typical villa-spa architecture of the imperial baths. Villa Meresblick is located in the 2nd row between the pier and the town center. From the front door it is just a few steps to the Baltic Sea beach. The villa is elevated and opposite an undeveloped plot, so there are good sea views even from the ground floor. Even if the property opposite is built, the sea view will be retained as the buildings on Bergstrasse are offset.
