The wooden hybrid building with 21 condominiums reflects the know-how of award-winning planning offices with clarity in functionality and design, material awareness and honesty.
The QNG seal for climate-friendly residential buildings in efficiency house class 40 and a DGNB gold certificate for sustainable construction have been a requirement since the start of planning and are now reflected in Berlin's most established environmental award for this project.
The 2 to 4-room apartments from approx. 50 to 118 m² can be flexibly expanded to a maximum of 6 rooms with approx. 176 m² and therefore also allow concepts for multi-generational housing.
The building's sustainable energy concept ensures a consistently CO2-optimized life cycle with low long-term additional costs. The building is supplied with energy via, among other things, heat recovery from the exhaust air and geothermal energy using heat pump technology. In addition, a photovoltaic system on the roof supplements energy generation and, among other things, ensures the power supply for the system technology.

VICTORIA’S NEXT stands for healthy building materials, individual and high-quality outfitting lines and flexible room concepts. Visible wooden and concrete walls as well as wooden ceilings make the materiality of the components in the apartments tangible.
We rely on well-known German and Italian brand manufacturers. In the bathrooms, floor-level showers and/or bathtubs as well as modern wall and floor tiles complement the building's sophisticated architecture. In the living rooms, real wood parquet and underfloor heating ensure a stylish and comfortable residential experience and ambience. The floor-to-ceiling wooden windows with triple glazing complete the residential quality.

VICTORIA’S NEXT is being built in the middle of the tranquil Kaskelkiez, which is part of the Rummelsburg district in the southwest of Berlin’s Lichtenberg district. An innovative residential building with seven floors and 21 apartments in hybrid wood construction with an advanced energy concept.
The urban location is characterized by predominantly Wilhelminian style, partly listed neighboring buildings.
Within walking distance there is a wide range of individual retail, a growing gastronomic and cultural diversity, schools, daycare centers and youth facilities. The Simon-Dach-Kiez, a well-known nightlife area in Friedrichshain, is also in the immediate vicinity and can be reached in just a few minutes.
NATURAL IDYLL
IN CLOSE PROXIMITY
Due to its proximity to Treptower Park and the waterfront promenade of Rummelsburger Bucht, the location has a high recreational value. It is not without reason that the grown neighborhood is considered an insider tip and is sometimes referred to as a small “Prenzlauer Berg”.
Even more distant destinations can be reached without any problems, because the Kaskelkiez is a tranquil, urban idyll directly behind the completely renovated Ostkreuz train station, one of the most important transfer stations in Berlin.
S-Bahn and regional trains stop at Ostkreuz. The journey to Alexanderplatz only takes 10 minutes, the Zoo train station - and therefore City West - can be reached in 20 minutes.
