What is a leasehold?
The cost of land is a significant cost factor for many buyers - especially given the high price of land. Leasehold building law offers a very interesting alternative here.
Are there any restrictions due to the leasehold building law?
Although you are not the owner of the property, you have unrestricted use of your apartment for the entire duration of the leasehold contract. Good to know: If you want to rent out, sell or inherit your property, this is largely unrestricted. The consent of the property owner is only required when selling. However, consent can only be refused for an important reason. If the property owner later sells the property, the homeowners' association can purchase it, as the leasehold agreement grants them a secured right of first refusal for each sale case.

Location description (macro and micro location)
The new building project is located in a good location in Bonn in the Heiderhof district. The Heiderhof is located above the Rhine Valley on the city limits of Wachtberg. In the peripheral location of the Heiderhof are the southeastern foothills of the “Kottenforst” local recreation area. Heiderhof has around 5,000 residents and is a fairly young district, as residential buildings, especially for federal employees, were only built in the 1960s. The district is one of the good residential areas that is popular with families.
Daycare centers, an all-day elementary school and the English-speaking Independent Bonn International School provide an extensive range of educational opportunities. The green location as well as sports and leisure activities in particular make the district sought after.
A small shopping center provides daily needs. The center of Bad Godesberg offers a larger selection of shopping options. Two bus lines, the train station in neighboring Mehlem and three subway lines in Bad Godesberg, which is also nearby, connect Heiderhof with Bonn city center and the surrounding area.
