TRIO VERDE
Three apartment buildings in the countryside
The building plot is located in the vicinity of a park, an allotment garden settlement and the residential areas of Starenweg and Hundert Morgen. The neighboring buildings, mostly single-family and apartment buildings, are largely designed with little traffic. The new TRIO VERDE residential ensemble with three multi-story buildings blends harmoniously into the existing buildings. The individual buildings are arranged slightly offset in accordance with the open space concept. This ensures good lighting conditions and adequate privacy.
The three buildings are planned as two- or three-family buildings with roof terrace apartments, depending on their size. The entrances are each on a neighborhood path.
All buildings have an elevator. There is no public access through the area; it is reserved only for service vehicles and the fire brigade. Space for aesthetics and residential comfort
The residential buildings are made of solid reinforced concrete and sand-lime brick and have a thermal insulation composite system. The architect's design concept envisages a light, warm earth tone as facade plaster. Different grained plaster surfaces create an attractive optical facade banding. The roofs are extensively planted with greenery and have PVT systems. The gardens are harmoniously integrated into the overall picture as organically flowing areas.
The design includes eight 2-room, thirteen 3-room and six 4-room apartments, six of which are on the penthouse floors, which are planned to be barrier-free. Most of the apartments are oriented on three sides and allow a view into and over the park as well as to the southwest towards Stangenweg. The design of the neighborhood path with the designated play areas in front of the buildings offers residents a place to meet, while the open spaces and gardens to the rear preserve their privacy.

ENERGY CONCEPT IN FOCUS
Sustainable and efficient: Efficiency house level 4
A special feature of TRIO VERDE is the sustainable and efficient energy concept: For the apartments, current climate protection standards are implemented that protect the environment and save resources. Against this background, the use of fossil fuels is avoided. Heat and hot water are generated using heat pumps, which get their electricity requirements in part from the PVT modules (photovoltaics and solar thermal energy) on the roof. These modules are PV collectors, which also have a heat exchanger installed on the back. This allows the heat pumps to extract heat from the environment silently via a brine circuit. The heat pumps then provide hot water and energy-efficient heating in the houses. The apartments are heated via underfloor heating using hot water.
The innovative heat pump technology also allows the rooms to be cooled by around 2-3°C compared to the outside temperature in summer temperatures. In order to reduce the room temperatures in the apartments, the floor can be tempered using the room thermostats if desired when the outside temperature is around +25°C. After central switching on the heat pumps, cooled water flows through the pipes laid in the floor when required, in contrast to the heating concept. In this way, heat is removed from the rooms in summer through the underfloor heating. This takes place entirely without air circulation and therefore without noise and drafts in the rooms. The energy required to cool the water circuit in the pipe network can be largely obtained from the photovoltaic system on the roof.
TRIO VERDE achieves efficiency house level 40 and at the same time meets sustainability requirements. The index 40 indicates that a maximum of 40% of the primary energy is required compared to a reference building (standard according to the Building Energy Act). At the same time, high sustainability requirements according to NaWoh (quality seal for sustainable housing) and QNG (quality seal for sustainable buildings) are met. The planning and execution is accompanied by a consulting office for sustainable construction and receives appropriate certification after completion. The result is a “climate-friendly residential building – with QNG”, which makes it possible to apply for a KfW development loan.
