Project description
This new build project - with 77 condominiums - on the Pegnitz plains in the urban district of Muggenhof, is being built in a particularly convenient location. In the first of four planned construction phases, the approximately four hectare site of the former VAG tram depot will be converted into a modern residential area with a total of more than 300 residential units. In the southern part of the area, bpd has already implemented a project comprising 78 apartments – “tramlofts” – thus contributing to the renewal of this promising district.

Tramliving
Outdoor facilities
Situated on the northern part of the former VAG tram depot, a new urban quarter is being built comprising more than 230 condominiums. The clearly structured facade of this modern apartment building housing a total of 77 apartments is complemented by contrasting tree plantings. The above-ground vehicle parking spaces will be greened and delimited from the building. At the back of the building there are spacious garden plateaus that are assigned to the ground floor apartments as private greened areas. Overall, a modern city quarter is being created with quiet inner courtyards that are of high quality and planted in a variety of ways.
Interior outfitting
It's often the little things that make life pleasant: the comforting feeling of walking barefoot on a warm parquet floor. To be able to move around in your own apartment without barriers. Or to be able to sit in the loggia or on the terrace on a warm summer evening. These are just three of the many amenities that the extensive and practical comfort-oriented outfitting of the tramliving apartments offer.
Outfitting highlights
- Parquet floors and underfloor heating
- White plastic-framed windows with triple double glazing and shutters
- Depending on the location, each unit has a loggia or terrace with private garden
- Some apartments are barrier-free accessible
- Modern, sanitary outfitting from brand manufacturers, e.g. Grohe
Like a phoenix from the ashes
Nuremberg-Muggenhof
A few years ago, the west of Nuremberg was characterized by vacant industrial areas. Old industries and services collapsed and there was nothing new in sight. That has since visibly changed and with the current construction project, BPD Immobilienentwicklung GmbH is contributing to the further transformation of the district. Research and educational establishments are relocating to Muggendorf and former commercial-industrial zones are becoming colourful urban quarters with plenty of space for living and culture. With the conversion of the former tram depot into the “tramlofts” we have shown how beautiful this change can look.
The western part of Nuremberg is to become a figurehead for an ambitious urban development concept that includes the Energie Campus Nürnberg, an independent energy research center comprising seven research institutions. Like a phoenix from the ashes: Nürnberg-Muggenhof, a new light in the Nuremberg Metropolitan Region, is already here. In addition, branches of the AEG parent company Electrolux and Siemens, higher education institutions and a wide range of art, culture and gastronomy have been added in recent years. There are numerous restaurants, supermarkets and shops for daily errands along Muggenhofer Strasse and Fürther Straße that runs parallel to it.
When it comes to quality of life, Muggenhof doesn't have to hide either: thanks to the nearby Pegnitz meadows, cyclists, joggers and walkers can quickly find themselves in the countryside. With further planned residential areas and attractive commercial offers along Fürther Straße, the west of Nuremberg is on the way to becoming one of the most popular residential areas in Nuremberg.
