The new development zone Quellenpark “Im Schleid” can be found on the outskirts of Bad Vilbel. You will reach Siemensstraße via Büdinger Straße. In just a few minutes on foot you are at the S-Bahn train station (S6 line), in the town centre with its pedestrian retail zone, the spa gardens and Nidda river.
The Project
Architecture
This 4-storey apartment building benefits from a clearly structured facade. The apartments convince with their successful combination of light, exclusivity and optimal utility. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colors, shapes and materials are coordinated with one another, while a particularly special atmosphere is created in the penthouse apartments.
Construction
The building will be built using solid masonry to meet all requirements under GEG 2020. Foundations and floor slab are in concrete, while the outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs between storeys and staircases consist of reinforced concrete. Stairs are clad in polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. The building entrance consists of light metal profiles and a double glazed door with safety glass and an electric door opener.
Outdoor areas
The driveways and sidewalks are paved and the remaining land lot is sown with lawn. Single trees and shrubs are planted across the property.
Outfitting
- Polymer-framed windows with thermal insulation glazing are installed and fitted with as one-hand turn-tilt or one-hand turn handles with a discreet design.
- Windows in the ground floor apartments and balcony windows on the 1st floor have burglar-resistant fittings.
- All windows, with the exception of the windows in the basement and the stairwells, have electrically operated external venetian blinds made of powder-coated aluminium.
- The bathroom windows are made of satined glass.
- The apartment entrance doors have a sound-absorbing design and a wide-angle spyhole. A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
- The bathrooms and toilets are tiled to door height. Acrylic bathtubs and other amenities in colours of your choice.
- The shower area is tiled flush with the floor with a drainage channel and tile recess. The showers have a clear glass shower enclosure.
- Modern ceiling spots are installed above the vanity unit along with a large-format mirror surface.
- The living and sleeping areas are laid with parquet including a matching skirting board. Ceilings and walls of the apartments are wallpapered and finished in white.
- Each apartment is equipped with a multimedia distribution box and a large number of electric switches and sockets. Telephone connections and TV cables of your choice.
- A combined heat and power unit and a condensing boiler will be installed as a compact energy centre to generate heat, hot water and electricity. The apartments receive a demand-driven exhaust air system according to DIN 1946.
- The rooms are heated by comfortable underfloor heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments will have a hot-air fireplace with ledges made of natural stone and fire-resistant glazing in the firebox.
- A basement room is assigned to every apartment. A laundry room and a common room are available for residents.
- A passenger elevator for up to 8 people connects all floors of the building. The elevator can be reached step-free from the building entrance and residential floors.
- To increase your security, access from the underground car park to the building is secured by an alarm.
