The new build development area Quellenpark “Im Schleid” can be found on the outskirts of Bad Vilbel. You can reach Siemensstraße via Büdinger Straße. In a few minutes you are at the S-Bahn train station (S6 line), the city center and the pedestrian shopping zone, or Kurpark and the Nidda.
The Project
The Architecture
This 4-storey apartment building benefits from a clearly structured facade. The apartments convince with their successful combination of light, exclusivity and optimal use of space. The effect of finely subdivided floor-to-ceiling windows is underlined by transparent balcony balustrades. Colors, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.
Construction
The building will be constructed using solid masonry and meets all the requirements of EnEV 2016. Foundations and floor slabs are in concrete while outer walls and load-bearing inner walls are made of sand-lime brick or reinforced concrete. The foundation slabs consist of reinforced concrete. The storey stairs are also made of reinforced concrete and are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry.
A building entrance system with a light metal profile and double-glazed safety glass doors have an electric door opener/closer/holder system.
Outdoor area
The driveways and sidewalks are paved. The remaining plot of land is sown with lawn and plantings of various tree and shrub species.
The Outfitting
- Synthetic windows with thermal insulation glazing are used. The fittings are of the one-hand turn-tilt variety or one-hand turn fittings with a concealed design.
- The windows for the ground floor apartments and the windows in the balcony areas on
the 1st floor are burglar-resistant. - All windows are fitted with electrically operated external blinds made of powder-coated aluminium.
- Bathroom windows are made of satined glass. The staggered storey (penthouse) apartments have a lift and slide window element in the living room.
- White, polymer-coated interior doors are installed with fittings according to our samples. Sound-absorbing apartment entrance doors have a wide-angle spyhole.
- A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
- The bathrooms and toilets are tiled up to door height. Acrylic bathtubs, amenities in colors of your choice.
- The shower area is tiled flush with the floor with a drainage channel and tiled recess. The showers have a clear glass shower enclosure.
- A large-format mirror surface above the vanity unit. Modern ceiling spots in the bathroom and toilet.
- The living and sleeping areas are equipped with parquet including a matching skirting board.
- Ceilings and walls of the apartments are hung with woodchip wallpaper.
- The apartment is equipped with a multimedia distribution box and a large number of electric switches and sockets. Telephone connections and TV cables of your choice.
- A combined heat and power unit and a condensing boiler will be installed as a compact energy center for generating heat, hot water and electricity.
- The apartments receive a demand-driven exhaust air system according to DIN 1946 standards.
- The rooms are heated by comfortable underfloor heating. The heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments will have a fireplace with ledges made of natural stone and fire-resistant glazing for the firebox.
- A basement room is assigned to every apartment. There are two laundry rooms and a common room for the use of the building community.
- Two passenger elevators, each for up to 8 people, connect all floors of the house. The elevators can be reached step-free from the house entrances and on the floors.
- To increase your security, access from the underground car park to the house is secured by an alarm.
