ROOF CONSTRUCTION
Gable roof with visible, smooth ceiling soffit made of solid solid wood ceilings made of natural silver fir. No traditional carpenter's construction with visible beams and purlins, but a modern translation of the gabled roof with smooth surfaces in the loft. According to structural requirements, any visible wooden purlins should be made of silver fir.

ROOF CONSTRUCTION IN THE AREA OF THE BALCONIES
In order to obtain weather-protected balcony areas in the loft as well, the roof construction is continued up to the front edge of the balconies.

PV SYSTEM
PV system integrated as a solar tile or with in-roof solar modules flush with the flat concrete roof tile look of the roof surface. No standard top-mounted PV modules. Clearly defined area in the roof surface - take up the architectural lines of the building with the assignment of the PV roof tiles. (Exact product and occupancy must still be coordinated with the TGA planner/building physicist).

LIFT SYSTEM
Barrier-free lift from the underground car park to all residential floors.

WINDOWS
Wood-aluminium windows on all facades. Manufactured according to the RAL quality and test regulations. Color of the aluminum shell analogous to the design of the dormer and wooden facade. Glazing with thermal insulation glazing according to the energy calculation of the specialist engineer. Equipped with one-hand turn / tilt or turn fittings made of stainless steel or light metal, hinges adjustable in three dimensions.

SUN PROTECTION WORK
Windows and French doors have external, electric sunscreen blinds. The electrically operated roller blinds are controlled by radio.

BATHROOMS AND WC, FITTINGS
Cold and hot water connection for washbasin, hand washbasin, bathtub and shower, cold water connection for toilet. The amenities are executed in the sanitary color white. The fittings are chrome-plated/alternatively made of stainless steel. The standard outfitting includes high-quality sanitary amenities from well-known manufacturers. Fittings, for example, from Keuco or Kaldewei or equivalent, in white.

HEATING / HOT WATER PREPARATION
Highly efficient air-heat pump or brine-water pump as a central heating system and for hot water preparation in the technical room. Final heating and hot water preparation concept after consultation with TGA specialist planner.

HEATED FLOORS
Underfloor heating is laid in all living rooms. The room temperature can be regulated in each room via individual room control. Exceptions are unheated storage rooms, toilets and interior corridors. The heating load is determined according to DIN EN 12831.

FLOOR COVERINGS
Real wood parquet in the living areas, exposed screed, e.g. Pandomo in the kitchen and bathroom areas. The exact transition between the living and kitchen areas can then be decided later in the construction process (kitchen planning/kitchen purchase by the buyer).

GARDEN AREAS
Green areas as a special right of use for the ground floor apartments.

UNDERGROUND PARKING
