SCHUBERT15. vierparteienwohnen
An important note for you in advance: This is a KfW70 EE house
The entire SCHUBERT15. apartment building, or the four condominiums within it, will be completely renovated in terms of energy efficiency. This is done under the constant supervision of the energy consultant. This creates a so-called KfW70 EE house. This means that the buyers benefit from two low-interest loans, one from NRW.BANK./Sustainable Living and the other from KfW-Förderbank/Program 261.
These loans look like this:
1. NRW.BANK./Sustainable Living
- for first purchase and personal use
- Loan amount 60% of the total purchase price
- Conditions fixed for 10 years, interest rate 2.53% (as of September 24)
2. KfW/Programm261
- Loan amount € 150,000.--
- Conditions fixed for 10 years, interest rate 2.00% (as of September 24)
- Repayment subsidy with completion of 25% (The repayment subsidy reduces the loan amount to be repaid and thus also shortens the term.)

In a quiet side location, on a short, residential street and within walking distance of Grafenberger Allee and Staufenplatz, this four-family house from the late 1950s and in a sought-after south-facing orientation is located in an equal and harmonious neighborhood.
Four special condominiums in a small community, in which the style-typical attributes of the building era with old stone floors in the stairwell, compact lines in the facade, partly respectable room heights and inviting eat-in kitchens, among other things, impress and inspire.
Three, four and five room apartments in sizes from approx. 107.65 to approx. 259.77 m² of living space, from the ground floor/garden to the upper floors up to the newly expanded loft studio with extensive private garden area, sunny balconies on the upper floors, a raised roof terrace and, according to the year of construction, attractive floor plan structures.
The entire property is already being transferred into the new era in the façades, roof, front door system, outdoor areas, stairwell, balcony and terrace systems, basement, technology, all supply lines, new heating, entire interior design with a contemporary choice of materials and brand qualities a fresh and characterful expression - first occupancy after extensive modernization.
The cars can be stored in the in-house individual garages. Private cellars are available to accommodate what you need.

Düsseldorf - Grafenberg
Düsseldorf is the state capital of North Rhine-Westphalia and the administrative headquarters of the Düsseldorf administrative district.
With 653,253 inhabitants, the independent city on the Rhine is the second largest city in the state behind Cologne and the seventh largest city in Germany. The city is also part of the Rhine-Ruhr metropolitan region with around 10.2 million inhabitants and the Rhineland metropolitan region with 8.7 million inhabitants.
The city is located in the core of the central European economic area. The Rhine metropolis is one of the five most important, internationally closely linked economic centers in Germany and is an important financial and stock market center. Düsseldorf also enjoys national fame for its old town (“longest bar in the world”), its shopping boulevard Königsallee (“Kö”), its fashion location and the Düsseldorf Carnival.
Düsseldorf also enjoys a reputation for culture, art and modern architecture. In addition to the large North Rhine-Westphalia art collection and a number of other museums and galleries, there is also the internationally renowned Düsseldorf Art Academy, which produced the Düsseldorf School of Painting in the 19th century and the Düsseldorf School of Photography in the 20th century. Well-known stages are represented in the city with the Schauspielhaus and the Kom(m)ödchen. In addition, some of Germany's popular musicians and poets were born in the city or were based there.
Around 112,000 people in Düsseldorf participate in popular sports in 369 clubs, whose umbrella organization is the Düsseldorf City Sports Association. 36 clubs are represented in at least the regional league in their respective sports and represent competitive sports. The best-known Düsseldorf professional clubs are Fortuna Düsseldorf in football and Düsseldorfer EG in ice hockey. A sports agency was attached to the city marketing department, which attracts and markets national and international sporting events to the city under the motto “Sports City of Düsseldorf”.
Düsseldorf has a dense network of S-Bahn, light rail, tram and city bus lines, which is part of the Rhine-Ruhr Transport Association (VRR). Local public transport (ÖPNV) in the urban area is operated by the Rheinbahn, the Regiobahn and various local rail passenger transport companies.
In terms of passenger numbers, Düsseldorf Airport is the fourth largest international airport in Germany after Frankfurt Airport, Berlin Brandenburg Airport and Munich Airport. The airport is characterized by its proximity to the city center and the exhibition center in Stockum, its direct connection to the motorway network and its very good connection to the railway network, which is why short transfer times to the city and the region are possible.
Welcome to the Rhine and to the state capital Düsseldorf.
Grafenberg is an eastern district of Düsseldorf.
Grafenberg, with around 5,830 inhabitants, is the second smallest district in district 7 at 0.91 square kilometers. It stretches along Grafenberger Allee to Staufenplatz.
Directly beyond the district boundaries in Flingern-Nord is the headquarters of Metro AG, the main employment agency, the Thyssen Trade Center and many office buildings.
Located on the edge of Düsseldorf's city forest, the district has above-average greenery. The extensive Ostpark located here also contributes to this.
Grafenberg has parts of a closed Wilhelminian style development as well as numerous buildings from the 1920s and 1930s. There are also high-quality houses from the 1980s.
The spring fair always takes place on Staufenplatz at Easter. Circus organizers like to pitch their tent here. The rest of the time it is available for park and ride.
The largest club in the district is TV Grafenberg with over 1000 members in the basketball, boules, football, gymnastics, kickboxing, tennis, table tennis and gymnastics departments. The Citizens' Association Düsseldorf-Grafenberg 1903 e.V. bundles civic engagement. V. and the cultural group Gerresheim, Grafenberg and Hubbelrath e. V.
The numerous green areas, the varied and spacious development, many sports facilities as well as the relative proximity to the city center and attractive jobs make the district a sought-after residential area.
Welcome to Grafenberg at the foot of the Grafenberg Forest.
