SCHÖNBLICK³ - the name says it all

In the Schönblick district of Woltersdorf, three residential buildings will offer condominiums ranging from approximately 35 to 87 m². The first phase of construction includes a total of 22 apartments.

ENERGY CONCEPT

Solid masonry, a high-performance thermal insulation composite system, and triple-glazed windows—fitted with electric shutters to prevent heat loss in winter and excessive sun exposure in summer—form the foundation of outstanding energy efficiency. The heat pump is designed as a hybrid system and is optimally integrated with the underfloor heating.
As a result, the project achieves the highest energy efficiency rating: class A+.

OWNER-OCCUPIED OR INVESTMENT PROPERTY

If you are considering purchasing an apartment in SCHÖNBLICK³ as an investment property rather than for personal use, this is certainly possible. In fact, rental demand in Woltersdorf far exceeds supply. All three buildings will be constructed as Efficiency House 55 (EH55), with completion planned for the end of 2026, making them eligible for the declining balance depreciation under § 7 (5a) EStG (from the "Growth Opportunities Act"). However, this cannot be combined with the increased depreciation for new rental housing.

Location description

Woltersdorf is Germany’s smallest municipality with its own tram service and has been a popular destination for over 100 years. More recently, it has also become an increasingly sought-after residential area—bordering directly to the southeast of Berlin. Three lakes—Bauernsee in the center, as well as Kalksee and Flakensee—are nestled in a diverse and green landscape. Those interested in boating can navigate through the Woltersdorf lock to the Baltic Sea or via the Spree and Dahme rivers into Berlin. Public transport also provides easy access: The Woltersdorf tram (part of the VBB network) connects to Berlin’s S-Bahn system (S3) at Rahnsdorf, making it possible to reach the city center in just over an hour.

For private transportation, the Rüdersdorf/Woltersdorf access point to the A10 (Berlin Ring) is about 2 km away, providing quick connections. The Tesla Gigafactory can be reached in about 15 minutes, while Berlin Brandenburg Airport (BER) is just under a 30-minute drive away.
