Description
Spannleitenberg 1
Two architecturally appealing multi-family apartment houses based on a proven and timeless model and comprising a total of 14 individual apartments (2 to 5 rooms with lift access) are being built on a sunny, park-like hillside plot with a south-west orientation and mature stands of deciduous trees.
Our project on Spannleitenberg skilfully combines high-quality construction, well-thought-out floor plans and an exceptionally beautiful location to create a dignified property. Timeless architecture inspires those who place particular emphasis on good design. Thanks to their elegant, non-intrusive appearance, these two residential structures fit perfectly into the existing neighbourhood. An age-old population of trees and an attractive, sunny hillside location boasting great views remain intact and is treated to modern yet sensitive landscaping. The charm of this property is set to be preserved and moreover enhanced into the future.
As a neighbouring municipality to Zorneding and the large district town of Ebersberg, Kirchseeon is conveniently located along the B304 to Munich and Wasserburg or Lower Bavaria. Kirchseeon is also connected to the Munich S-Bahn train network via the S4 and S6 lines. This means that although it's only about 30 minutes by train to Marienplatz, residents nonetheless live in a rural idyll and among a community that offers everything you need on the spot. For families with children in particular, Kirchseeon offers all the conveniences of a small town, from the crèche to the local indoor pool and high school. Countless clubs and sports facilities keep boredom at bay, and the Ebersberg Forest behind the house offers kilometres of bike and footpaths set among unspoilt nature.
And here we're building your new home.

Location
On May 18, 1868, the Royal Bavarian Government ordered the construction of the Munich-Rosenheim railway. When the "steam-powered horse" travelled the route for the first time, numerous people in Munich had the opportunity to get to know the Ebersberg district better. Even then, Kirchseeon was a popular starting point for forest hikes that often wound their way over to the Ludwigshöhe in Ebersberg.
The development of Kirchseeon was accelerated considerably by the Munich-Rosenheim railway line. At that time the state acquired land for the construction of an railway works. the presence of a railway station and factory led to the the growth of the town. To distinguish it from Kirchseeon-Dorf, the settlement at the station was first called Kirchseeon-Station, later Kirchseeon-Bahnhof. By 1882, it already had 26 houses and 184 inhabitants – and, most importantly, two pubs.
In 1877/78 the school district opened a school house in Kirchseeon-Dorf – up until then children had had to travel to Ebersberg and Zorneding. A natural disaster in the forest caused the population to skyrocket in 1889. An infestation of the black arch or nun moth took possession of the forest, in which almost only spruce had been tolerated. 36 square kilometres of forest (i.e. 54%) were destroyed by the moths and high winds. The cleanup required a huge amount of work. Pioneers built a "forest railway" deep into the forest to take away the huge amounts of wood. Members of the woodcutters didn't know the exact placename, writing simply ""bei den Nonnen" ("with the nuns [moths]"). But nonetheless the post arrived! Many forest workers then settled in Kirchseeon. As the small churches in Kirchseeon-Dorf, Neukirchen and Buch were no longer sufficient, a church building association was founded in 1894. The new church dedicated to St. Joseph was consecrated on October 29, 1899.
The settlement has been enlarged three times over the years. The new school building in Kirchseeon-Bahnhof was built in 1901. Also around 1901, the local health insurance company in Munich built a rest home in Kirchseeon-Bahnhof, which later served as a lung healing facility and was closed in 1965. Further expansion followed after the Second World War. A professional development agency is now on site, and since then Kirchseeon has grown rapidly and now offers the sorts of amenities that other district towns aspire to.

RS-Wohnbau GmbH is one of the most successful property developers in the state capital because it's known what's important since 1986. A team of creative architects, experienced civil engineers and competent real estate agents offer you expert and, above all, detailed advice right from the start.
In recent years we have built over 700 houses in the Munich urban area – that's more than 6,000 apartments. We would be happy to show you our already completed projects so that you can get an impression of our quality construction approach.
We build our houses from climate-neutral Schlagmann POROTON bricks with natural PERLITE filling.

Where others line their buildings' facades with polystyrene insulation boards (ETICS), which have to be disposed of after a few years as special waste, our POROTON insulating bricks instead receive only a few layers of natural mineral plaster.
For each and every house we build, RS-Wohnbau GmbH plants 100 trees to reforest the forests that surround our homes.
Trees offer the best climate protection and are the best CO² storage facilities!
