In Rum we are building an apartment building in our usual builder quality. The property will have just 6 residential units “am Gartenweg” on a hillside facing south and the residents can soak up the sun all year round. All relevant infrastructure facilities are just a few minutes away.
The rural idyll and proximity to the capital make Rum a perfect place to live. The Nordkette at your back, the sun from the south and plenty of hiking and walking trails offer pure relaxation. Sports enthusiasts will also find cycle paths, via ferratas, sport climbing routes or multi-day tours across the Karwendel Mountains in the surrounding area.
The sizes of the units range between 54 m² and 114 m² of living space. All tops are equipped with terraces or gardens and offer future residents the quality of life they deserve.
Outfitting
HEATING
The building will be equipped with an air heat pump and a photovoltaic system with 9Kw peak! The distribution takes place via underfloor heating in all living rooms. The control is carried out manually via control valves. A cold and hot water meter is installed in the apartment station in every apartment. Hot water is generated via a heat exchanger in the respective apartment station. The consumption measurement for heating is carried out using a heat meter for each apartment.

ROOM HEIGHTS

CAR PARKING SPACES OF ALL KINDS
The areas are covered with asphalt, grid or gravel, depending on the specifications of the building authority. The car parking spaces are assigned directly to the owners. One handheld transmitter is provided per underground car park.
GARDEN SHARES
The gardens will be greened with existing humus and demarcated with a chain link fence. The gardens are assigned directly to the apartments. Seepage shafts, ventilation and/or light shafts can come to rest in private areas. Other green areas (not the garden areas) are common areas and are planted with existing humus and can partly be used to infiltrate rainwater (depending on the authority's regulations).

Revolving doors made of plastic with 3-pane insulating glazing and barrier-free threshold. (Except for exits to a roof terrace!) Color matched to the window color.
FLOORING
Real wood parquet in the living areas - natural oak matt sealed. A 60x60cm tile covering is installed in the bathroom, toilet, storage room or hallway. The terraces and balconies are equipped with 60x60 porcelain stoneware in a gravel bed with a joint (color beige).
