This park-like property is lined with tall, mature trees and blends seamlessly into the backdrop of the adjacent Heinz-Erhardt-Park.
The two apartment buildings house ten modern condominiums and space for your personal residential ideas in one of the greenest parts of the city. The character of the manor-like house and the prestigious plot of land that your new property stands upon underline the special residential quality of Wellingsbüttel.
From bright and modern underground parking to ground floor apartments with private garden areas, from light-flooded apartments on the upper floors to the standalone loft-level apartment with around 136 m² and a large rooftop terrace, ROLFINCK SUITES impress with their stylish choice of materials and assiduous attention to detail. Not only beautiful, but also secure. Thanks to well-lit paths, you can safely reach the house entrance in the evening. By car you can comfortably reach your parking space in the basement via an illuminated driveway. Practical storage rooms are also available there. All levels can be reached barrier-free via passenger lifts. If your music gets a little louder, the neighbours will hardly hear it thanks to triple-glazed windows. All windows and balcony door elements in the apartments are fitted with shutters with electrical operation.
A decentralized ventilation system with heat recovery ensures a comfortable room climate. Not to mention the fact that Wellingsbüttel is a fun community in which to reside.
Let your dreams come true.
How beautiful is Wellingsbüttel?! This is a common reaction to Rolfinckstraße in Hamburg's Alstertal, a name based on a well-known children's book title, .
Magnificent villas and spacious detached houses with well-kept front gardens line many of the streets in Wellingsbüttel, which until ten years ago formed the Alstertal administrative area along with Hummelsbüttel, Poppenbüttel and Sasel. Characteristic of this Hamburg "pearl" are the old beech and oak trees and expansive plots of land. Around a hundred years ago, the lots available for sale had to be at least 1,000 square meters in order to preserve the rural character of the area.
Even if the last of the active agriculture has long since disappeared, the generosity of the plots has remained in many places undisturbed until today. "A smart place for green living in a central peripheral location", was one headline running in the Hamburger Abendblatt in its series of articles on local districts (April 21, 2012). The same article continues: "There is no doubt that the older generations are in the majority - but the generation change is already in full swing. Young couples with children are drawn here because the youngsters can grow up safely along quiet side streets. A state kindergarten on Rabenhorst and several private institutions look after the young new residents. An offer far above the Hamburg average."
The architecturally sophisticated, discreet residential ensemble we've named ROLFINCK SUITES at Rolfinckstraße 57/57a is an above average project, with each building housing 5 residential units on an approx. 2,300 m² plot of land.
With a keen sense for details and respect for the existing local development – magnificent villas and spacious plots of land – our architects have designed two generous, impressive buildings for our Rolfinckstraße 57/57a address that both give a very special impression. Characteristic, likeable and unique features of the two residential buildings are boldly drawn window fronts that admit a lot of light into friendly rooms.
A varied interplay of red clinker brick, anthracite-coloured window frames with a cosy look afforded by closely arranged muntins, and brightly accented facade surfaces cite the distinctive architectural style typical of the locality and expand the architectural diversity of the areas's new build properties. With their imaginative design, the architects have affirded the two buildings a uniqueness remarkable for Wellingsbüttel. The facades are given an energy-efficient thermal insulation composite system with flat-surfaced clinker brick arrangements that give the buildings their particularly Hanseatic charm.
The high quality of the interior design and the planners' many years of experience are also evident in the selection of materials and outfitting products, such as the wide-opening double-leaf window elements. Look forward to further details such as elegant fittings with a stainless steel optic from Swiss manufacturer Hoppe.
The sophisticated and representative architecture of the ROLFINCK SUITES does its part to ensure that you find your own personal happiness in comfortable seclusion at the park, a place where you'll also be happy to receive guests.
Our many years of experience in project development is also reflected in the stylish selection of the interior outfitting, offering you the right setting for your very individual lifestyle.
With an open kitchen-living-dining area and mostly floor-to-ceiling windows, bright and friendly rooms await you in your new home. Depending on the location of the apartment, the generously apportioned terraces, balconies or rooftop terraces also contribute to your home's daylight exposure.
While kitchens and bathrooms receive elegant floor tiles in varied formats, fine real wood parquet ensures a prestigious appearance in all other rooms. Here you have the choice between different versions of single-strip parquet floors and an oiled plank-style in rustic oak. With underfloor heating, cozy comfort finds its way into every corner of your new home.
The bathrooms are also equipped with selected ceramics and high-quality bathroom outfitting from well-known, quality manufacturers:
The local S-Bahn train station is just 30 minutes' ride from Hamburg city centre and therefore close to the city's varied leisure program - from opera and theater to the exclusive shopping experience around the Jungfernstieg. You can quickly get to Hamburg Airport every 10 minutes. The proximity to Ring 3 is attractive for drivers. For necessities and more pleasurable errands, people like to head down "into the village" around at the Wellingsbüttel S-Bahn station, easily reachable on foot or by bike. Tuesday and Friday mornings are market days. This brings life to the village and complements the diverse range of small shops and charming restaurants, which include the cozy La Casetta directly adjacent to the train station. There was also a new town centre complete with a medical care complex and a supermarket. If you're looking for a larger selection, you'll find what you are looking for in the nearby Alstertal shopping center (AEZ) with around 240 shops - easily and quickly accessible e.g. by bus. The "Rolfinckstraße" stop is only a few meters away from your new domicile and serves different bus lines in all directions.
In addition to the nearby Alster Valley, which is under nature reserve protection and is home to the idyllic Alster hiking trail, Wellingsbüttel generally delights with a lot of old trees - including those found in the area's three official forests. The largest is the northeastern part of the Ohlsdorf cemetery. The Thielicke Park is at the Hoheneichen train station and the Heinz-Erhardt-Park is right outside. It was inaugurated in 2010 and commemorates the eponymous actor and humorist who lived in Wellingsbüttel for 30 years. You can enjoy a sample of his verses and learn "why the lemons became acidic" on a walk that takes you past a series of five information panels.
Historic properties such as the brilliant 18th-century white mansion (today a café and restaurant) or the upstream gatehouse from 1757, are today a meeting point for lovers of literature, art and music and an inspirational in general.
