The Project

The architecture

The 3-storey apartment building benefits from the clear structure of the facade. The apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.

The construction

The building will be constructed in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab made of reinforced concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floors are made of reinforced concrete. The storey stairs are also made of reinforced concrete. A thermal insulation composite system (ETICS) is applied to the exterior masonry.

The house entrance system made of light metal profiles and door with safety glazing has an electric door opener, a door closer and a door holder.

The grounds

The driveways and sidewalks will be paved. The remaining plot area will be sown with lawn. Ground cover and shrubs are planted.

• Plastic windows with thermal insulation glazing and an outer aluminum window sill are used. The fittings are intended as one-hand turn-tilt or one-hand turn fittings in a concealed design.
• The windows on the ground floor and in the area of ​​the balconies on the first floor have burglar-resistant fittings.
• All windows have electrically operated roller shutters made of plastic sliding profiles.
• The windows of the shower rooms in the facade are made of satined glass.
• White, plastic-coated interior doors are installed with fittings based on a template.
• The apartment entrance doors in the soundproof version have a wide-angle spy. For your security, multiple locking and a door intercom with an integrated video system are provided.
• The bathrooms, shower rooms and toilets are tiled door-high. The shower area is tiled flush with the floor with a drainage channel and tiled recess and is provided with a clear glass shower partition.
• A large-format mirror surface is mounted above the vanity unit. The kitchens, bathrooms and guest toilets are tiled according to your choice from the Dietmar Book Turnkey Building range.
• The ceilings and walls of the apartments are papered with woodchip wallpaper and laid out in white.
• The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. Furthermore, there is a data socket for telephone and internet as well as a cable TV connection in each apartment.
• An exhaust air heat pump with controlled domestic ventilation is installed in the utility room of each apartment to generate heat and service water.
• The rooms are heated by underfloor comfort heating. Water consumption is measured per apartment. The temperature is controlled individually in each room.
• There is a common room for the house community.
• A passenger elevator for up to 8 people connects all floors of the house. The elevator can be reached from the house entrance and on the floors without steps.
• The foyer and the stairs in the stairwell will have a granite floor covering with a matching base finish.
