The philosophy
of the architect and the builder
The Résidence Petzinsee has created an incomparable residential experience on the water, only about 10 minutes by car from Potsdam's city center, idyllically located on Lake Petzin.
The architect Thierry Louvieaux and the client decided on a timelessly elegant design language based on the Bauhaus. The result is a luxurious, water-oriented ensemble with a bright clinker brick facade that blends harmoniously into the enchanting landscape of the picturesque community of Schwielowsee.
The approximately 8,750 m² area was laid out like a park with old trees and offers the apartment owners a bathing jetty and a farm building on the bank. Four three-story city villas, each with five barrier-free 3-room apartments, and an underground car park with 40 parking spaces (including wallboxes for electric cars) were built.
The architecture reflects the Art Deco style and creates a special domestic atmosphere with high sliding door elements and spacious terraces - modern and elegant. The arrangement of the villas ensures maximum privacy and enhances the lines of sight to the water.
The upscale outfitting features unobtrusively support life in the house and offer every conceivable comfort. The 3-room apartments between 117 m² and 200 m² impress with an open design in the living, dining and kitchen areas. Glazed terrace railings offer beautiful views of the water. Elegant bathrooms, guest shower rooms and practical storage rooms complete the floor plans. The barrier-free apartments are usually accessible from the underground car park by elevator.
Each building has an approximately 200 m² penthouse on the 2nd floor with a breathtaking view over the lake and an almost all-round terrace. The apartments on the ground and first floors also have large terraces with lake views. Great importance was placed on quality and sustainability when choosing materials, technology and implementation. These include clinker brick facades, floor-to-ceiling wood-aluminum windows and sliding door elements with external sun protection, natural stone floors (granite) on the terraces and planed oak parquet in the living rooms. Modern heating technology (combined heat and power plant) and thermal insulation made of mineral fiber ensure the KfW 55 energy standard. Materials and companies preferably come from the region.

Nestled in the Potsdam forest and Havel lake area, even the enthusiastic sailor Albert Einstein couldn't resist this region and chose this as his holiday home. The situation at the lake is very advantageous – for those seeking peace and quiet, water sports enthusiasts and nature lovers. The Petzinsee lies quietly and idyllicly away from the busy shipping routes and flows into the Templiner See, which leads to Potsdam or Werder with beautiful boat routes.
The community of Schwielowsee with its fairytale tranquility, mysterious idyll and picturesque places as well as its proximity to the urban life of Potsdam and the metropolis of Berlin illustrate the attractiveness of the location.
