Modern homes in historical surroundings and a unique park landscape - dream-like quality of life.
Heritage-listed buildings, executed in 1907 during the Art Nouveau era
The revitalization of Quartier 1907
CITY AND NATURE. THE TRADITIONAL AND THE MODERN.
In up-and-coming Munich-Haar, a unique real estate project is creating a high-quality residential quarter in the midst of an historical environment - for a dream-like quality of life.
City and nature. Tradition and modernity. Residential comfort, increased value and sustainability - Quartier 1907, a real estate project on Munich's eastern city limits, offers future residents and investors something for everyone. On an area of 13,500 square meters and in the middle of a park that's home to almost 3,000 trees, some of which are 100 years old, a modern, exclusive residential area set against a Jugendstil (Art Nouveau) park is being created in a historical setting. A project full of charm and life-quality.
The particular challenge in the revitalization of Quartier 1907 was the reconciliation of historical landmark conservation and contemporary residential comfort.
The historical buildings of this irreplaceable jewel are being rededicated as residential buildings with the sensitivity of a restoration, thus transferring their historical substance to the present day. In this way, sustainable values are created between heritage-listed walls. For their owners, their residents and future generations.
Quartier 1907 for investors
Quartier 1907 offers the highest quality of life, the kind that can be found in Munich's older buildings near the Englischer Garten. This heritage-listed ensemble on the park is unparalleled in all of southern Germany and will therefore occupy a special position regardless of its location and competition, not to mention completely reposition Munich-Haar.
Welcome to this exceptional project.

Heritage-listed architecture
Quartier 1907 has been created from an extant Jugendstil (Art Nouveau) sanatorium, built more than a century ago. These listed residential buildings, housing a total of 7,500 square meters of living space, offer generously developed loft levels after the restoration, stylishly decorated apartments with three-metre high ceilings and dreamy maisonette apartments spread over two floors.
Quartier 1907 is only a few minutes' walk from the historically developed town centre of München-Haar. Everything you need for daily life can be found here: bakery, supermarket, drugstore, various doctors. And if something is missing, the "Riem-Arcaden", Bavaria's largest shopping centre with numerous shops and restaurants, is just around the corner – ten minutes by car.

The outfitting of the apartments
The coherent ambience and the pleasant residential atmosphere reigning over Quartier 1907 are not just created by the outfitting: in the living rooms, strip parquet made of fine oak wood is lavishly laid and fraemd with tall decorative skirting boards. The historical ambience is maintained by the restoration of the existing box windows or by modern elements such as new coffered doors, the design of which bases itself on historical models. There's also something modern behind the smoothly plastered walls: a direct connection to the fibre optic network ("Fiber to the Home") enables the highest speed Internet connection.
Kitchen planningThe planning of the kitchens at Quartier 1907 is managed by our partner company GIENGER, based in Munich. As a service for the buyer, built-in kitchens designed to fit every apartment can optionally be purchased. For faster implementation, the kitchens are offered in three expansion stages and several design variants in order to meet the needs of the users.
PRIVATE WELLNESS OASESIn the bathroom, set the course for the day in good form. Design, feel, materiality and the interaction of these components create the ambience that favours a good start to the day. With this aim, the bathrooms at Quartier 1907 have been fully outfitted and finished. Large-format porcelain stoneware tiles, floor-level showers with partitions made of safety glass and the timeless, elegant sanitary fittings by Duravit from the "Dura Style" series by Italian designer Matteo Thun ensure a good start to the day. Every day.
The apartments
The maisonettes in the houses are supplied with natural light via dormer windows. For more light and quality of life, additional loggias are added to the roofs, which are based on the typical shape of the dormers. Thus, the maisonettes on the top floor also have high-quality egresses.
The division of the apartments over two storeys enables a thematic separation of the living space into a public and a private area. The upper floor is ideal for setting up a private retreat, such as a library.
The generous feeling of living in the loft apartments is created by the ceiling height of the living room and the floor-to-ceiling windows to the loggia with access to the terrace, which opens without a transition to the wide park landscape.
The flats
Solo performance: the single apartments offer sophisticated living space for one person - space-optimized and with an outfitting standard appropriate to the building.
The single apartments in the quarter maximize the available living space through a clever division of the floor plans. The living and dining area as well as the kitchen merge into a living area that sets no limits, but does set high standards.
The apartments
Families in particular can feel in good hands at Quartier 1907, thanks to the park landscape, the play facilities and the traffic-calmed paths. However, the variety of floor plans and apartment sizes makes the quarter interesting for everyone who wants to live in the countryside at the gates of Munich. Families and singles live here under one roof, senior citizens and young couples find an appealing home here. The interesting mix of apartments in Quartier 1907 creates a lively blend, just as one should expect in a mature district.
Bright colors and natural materials create an environment in the family apartments in Quartier 1907 in which children and their parents can feel completely at ease.
As a family-friendly residential area, a traffic-calmed development is planned for the Quartier 1907 project. The central axis of the quarter is designed as a public area running through the entire development zone, incorporating various measures so that only pedestrians and cyclists can use it continuously.
The location
Haar bei München is an up-and-coming community on the eastern edge of Munich's urban area. Haar and Munich are so closely connected that they share an area code and Haar is part of the inner city area of the Munich Transport and Tariff Association. Every 20 minutes, S-Bahn trains bring the residents of Quartier 1907 to the centre of the Isar metropolis. It only takes 20 minutes to get to Marienplatz and the city's historic town hall along with all the shops and restaurants and workplaces of Munich.
In addition to the optimal connection via public transport, the connection to the metropolis via private transport is also perfectly developed. By car, thanks to the two motorway entrances from the A94 and A99, you only need around 20 minutes to downtown Munich or around half an hour to the train station or airport.
The privilege of the location is not only evident in Munich-Haar's proximity to the metropolis. Because nature is as close as the city: the Fünfseenland (Five Lakes Region) and the Bavarian Alpine foothills with the mountains and ski regions behind can be reached with less than an hour's drive.
The infrastructure in Haar offers shopping opportunities for everyday life and beyond. The variety of grocery stores ranges from organic and delicatessen shops to supermarkets and weekly markets with fresh products from the region. Daily or less everyday needs are also easily obtainable in Haar. And if the wishes are too specific for the local retail landscape, downtown Munich can be reached quickly.
The Ernst-Mach-Gymnasium in Munich-Haar is a bilingual high school with all-day care. It is part of a wide range of educational opportunities within the community with kindergartens and day-care centres, two elementary schools and one middle school.
Tegernsee, Chiemsee and the Fünfseenland south of Munich are a paradise for sailing enthusiasts or simply for a relaxing break on the weekend.
When you think of Bavaria, you think of Munich and Neuschwanstein, of alpine panoramas and picturesque lake landscapes. All of that is Bavaria. But the Free State is also one of the most successful economic regions in Europe. The Munich metropolitan region is the economically strongest region in Germany, and Bavaria is in the top group of the German states in terms of economic performance and quality of life. Bavaria is not only popular with companies, but also with tourists from all over the world. Bavaria is one of the leading year-round destinations in Europe and is the number 1 tourist destination in Germany. The reason may be the attractive mix of culture and nature as well as tradition and modernity that you can experience here. And thanks to the central location and the optimal connection to national road and rail traffic, all of these facets of Bavaria can be reached quickly and easily from Quartier 1907.
The famous Olympic Park is a popular sports centre with halls and outdoor areas for countless sports. Concerts and other events also attract visitors.
Nine DAX companies call Bavaria their home. Five of them have chosen the state capital Munich as their headquarters.
The privileged location of Quartier 1907 within sight of the Alps enables passionate winter sports enthusiasts to indulge their hobby extensively.
