You will find the new Quellenpark development area on the outskirts of Bad Vilbel. Via Büdinger Straße you will reach Paul-Ehrlich-Straße. In a few minutes you are at the S-Bahn station (S ), in the city center and the pedestrian zone with all shops as well as in the Kurpark and on the Nidda.
The Project
Architecture
The 3-storey apartment building gains through the clear structure of the facade. The apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with one another. A special atmosphere is created in the penthouse apartments.
Construction
The building will be built in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floors are made of reinforced concrete. The storey stairs are also made of reinforced concrete. They are covered with polished granite steps. A thermal insulation composite system (ETICS) is applied to the exterior masonry.
The house entrance system made of light metal profiles and door with safety glazing has an electric door opener, a door closer and door holder.
Outdoor areas
The driveways and sidewalks will be paved. The remaining plot area will be sown with lawn. Solitary trees and shrubs are planted.
Outfitting
You can build on the following
- Plastic windows with thermal insulation glazing and an outer aluminum window sill are used. The fittings are designed as concealed one-hand turn-tilt or one-hand turn fittings.
- The windows on the ground floor and in the area of the balconies on the first floor are fitted with burglar-resistant fittings.
- All windows have electrically operated roller shutters made of plastic sliding profiles.
- The windows of the shower baths in the facade are made of satined glass.
- White, plastic-coated interior doors are installed with fittings based on a template. The apartment entrance doors in a sound-insulating design are fitted with a wide-angle spy. For your security, multiple locking and a door intercom with an integrated video surveillance system are provided.
- The bathrooms, shower rooms and toilets are tiled door-height. The shower area is tiled flush with the floor with drain channel and tiled recess and provided with a clear glass shower partition.
- A large-format mirror surface is mounted above the vanity unit. The kitchens, bathrooms and guest toilets are tiled according to your choice from our range.
- The living and sleeping areas as well as floorboards and corridors are equipped with ready-made parquet including matching skirting boards.
- The ceilings and walls of the apartments are papered with woodchip wallpaper and laid out in white.
- The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. Furthermore, there is a data socket for telephone and internet as well as a TV cable connection in each apartment.
- An exhaust air heat pump with controlled living space ventilation is installed in the utility room of each apartment to generate heat and service water.
- The rooms are heated by underfloor comfort heating. Water consumption is measured per apartment. The temperature is controlled individually in each room.
- Each apartment has a basement room. There is a common room for the house community.
- A passenger elevator, for up to 8 people each, connects all floors of the house. The elevator is step-free accessible from the house entrance and on the floors.
- The foyer and the stairs in the stairwell have a granite floor covering with a matching base finish.
