Family-friendly homes not far from the Ilmenau-Luhe lowlands
Surrounded by extensive green spaces on the eastern edge of Winsen (Luhe), the residential area of Norderbülte is being created on a total area measuring approximately 7.3 hectares. The construction site will develop into a mixed neighbourhood consisting of single-family detached houses, semi-detached houses, ensemble (terraced) houses and apartment buildings, and will in future also house its own day care centre with around 75 elementary and 45 nursery places.
Our Norderbülter Aue project covers an area of approximately 5,700 m². We are building 15 family-friendly ensemble houses, 4 semi-detached houses and 16 condominiums divided between 2 apartment buildings, all using solid construction methods.
The fully developed property sizes of our ensemble houses described in more detail below vary from approx. 177 to 190 m². Spread over 4 to 5 rooms, approximately 143 to 150 m² of living space will be created for each house.
All houses are outfitted to a high standard with features such as underfloor heating, floor-level tiled showers and a guest toilet. Roller shutters protect residents from prying eyes and also offer pleasant thermal insulation in the cold season.
Parking problems are a thing of the past. Two parking spaces belong to each house.
Each house is also equipped with an environmentally friendly gas condensing boiler. This allows for not only efficient home heating and hot water supply but also a completely independent system. A central domestic ventilation system with heat recovery also ensures a pleasant room climate.
Thanks to energy-efficient construction according to the KfW 55 standard and a solar system installed on the roof, your energy costs are reduced and the environment is protected. In addition, you benefit from the following government grants through the KfW:
- Loan grants of up to €120,000
- Repayment subsidy of 15% of the loan amount
- Up to €18.000 zero repayments
The completion of the overall project is planned for 2022.

Winsen (Luhe) - a landscape of contrasts
The independent municipality of Winsen (Luhe) is one of a total of three medium-sized centres in the Harburg district in Lower Saxony. It is the second largest town in the district and belongs to the Hamburg Metropolitan Region.
Winsen is integrated into a contrasting landscape that moves between marshland and moor. The Luhe, Ilmenau and Elbe rivers determine the topography to the north, while in the south the Hohe Geest area brings even more variety to the surrounding environment.
This diversity opens up a variety of leisure activities. Whether canoe tours, adventures and excursions or bike tours through the marsh landscape on Germany's most popular long-distance cycle path, the Elberadweg, there's something for everyone in Winsen.
The population of this lively town is growing, not least due to its family-friendly character. With 13 schools at various levels, several sports associations, social and cultural institutions as well as lots of investment in childcare, this Elbe community is waiting for you.
If you're looking for the atmosphere of a major metropolis, you won't have far to go either. The journey to Hamburg takes only half an hour. But you don't have to head into the city – Winsen's attractive town centre with the historic old town at its heart offers a wide range of shops, restaurants and service companies.
Those who commute to Hamburg every day mostly use the well-developed public transport network. In addition, direct access to Hamburg city centre is also guaranteed by car via the A39 Hamburg-Lüneburg route or quick access to the A1 or A7.
