The new development area Farnwiese is located on the left side at the entrance to Niedernhausen when coming from Idstein via the L3026. Within a few minutes on foot, you can reach the train station, which offers good connections to Frankfurt (S2) as well as regional trains to Wiesbaden or Limburg. The town center, with all its shops, is also in the immediate vicinity.

The project

Architecture

The three-storey apartment building stands out due to the clear structure of its façade. The apartments impress with their successful combination of light, exclusivity, and optimal use of space. The effect of the floor-to-ceiling windows with fine partitioning is enhanced by transparent balcony railings. Colors, shapes, and materials are harmoniously coordinated. A special atmosphere is created in the penthouse apartments.

Construction

The building is constructed in solid masonry and meets all requirements according to GEG 2024. The foundation and floor slab are made of concrete. The exterior walls and load-bearing interior walls are built from sand-lime brick or reinforced concrete. The floor slabs are made of reinforced concrete, as are the staircases, which are covered with polished granite steps. The exterior masonry is insulated with a thermal insulation composite system (WDVS).

The entrance door system, made of lightweight metal profiles with a security glass door, is equipped with an electric door opener, door closer, and door holder.

Outdoor area

The driveways and walkways are paved. The remaining property area is seeded with grass, and solitary trees and shrubs are planted.

Built to last
  • Plastic windows with thermal insulation glazing are installed. The windows in the bathroom and WC feature frosted glass. The hardware is designed as single-handle tilt-and-turn or single-handle turn fittings in a concealed design.
  • The windows in the ground-floor apartments and those in the loggia and rooftop terraces are equipped with burglary-resistant fittings.
  • All apartment windows, balcony doors, and terrace doors in the vertical façade are fitted with electrically operated aluminum powder-coated venetian blinds.
  • The bathroom windows in the façade are made with frosted glass.
  • The apartment entrance doors, designed for sound insulation, include a wide-angle spyhole. A multi-point locking system and an intercom system with integrated video surveillance enhance security.
  • Bathrooms and WCs feature full-height tiling in the shower area, while other walls are tiled up to the top edge of the pre-wall installation.
  • Each bathroom is equipped with a bathtub and a shower. The floor-level shower area features a drain channel and tile recess with a clear glass shower partition.
  • A wide illuminated mirror is mounted above the washbasin.
  • Kitchens, bathrooms, guest WCs, and utility rooms are fitted with tiled flooring. Living and sleeping areas, as well as hallways and corridors, feature flooring based on sample selection, complete with matching skirting.
  • Ceilings and walls in the apartments are finished with woodchip wallpaper and painted white.
  • Each apartment is equipped with a multimedia distribution box, a large number of electrical switches (large-area switches), and power outlets. A data socket for telephone and internet, as well as a TV cable connection, is provided in every apartment.
  • A heat pump for hot water heating, space heating, and ventilation is installed in the utility room of each apartment. A photovoltaic system for electricity generation is installed on the roof.
  • The apartments are heated via underfloor heating, with temperature control individually adjustable in each room.
  • Each apartment features an electrically operated fireplace in the style of an open hearth.
  • Each apartment includes a private basement storage room. A communal room is available for residents.
  • Two elevators, each with an eight-person capacity, connect all floors of the building. The elevator is barrier-free accessible from the basement level, the entrances, and all floors.
  • To enhance security, access from the underground garage to the building is alarm-secured.

In the Rhein-Taunus nature park

Niedernhausen is located in the Rhein-Taunus nature park, in the western part of the Rhine-Main region, directly bordering the state capital Wiesbaden. Thanks to its good infrastructure and excellent transport connections, the town is a popular residential location. The S-Bahn takes you to Frankfurt and Wiesbaden in under 30 minutes, including Frankfurt Airport. Living here offers everything that makes life in a small town pleasant.

One remarkable structure is the Theißtal Bridge, spanning the Theißtal valley—one of the region’s popular hiking destinations. Hiking trails lead from there to many scenic spots in the Untertaunus. Ample recreational opportunities include the heated forest swimming pool, tennis hall and courts, fishing at the Theißtal forest lake, a shooting sports facility, bowling alley, and various fitness studios.
