Some distance from this old manor on the Seeberg on the other side of the Machnower See is the so-called Neue Hakeburg. It was built by the architect Bodo Ebhardt in the neo-Romanesque style from 1906 to 1908 for Dietloff von Hake, the cousin of the lord of the manor at the time.

Landmark depreciation

POSSIBILITIES OF DEDUCTION FOR WEAR AND TEAR (AFA)

A rental property can be used to reduce the tax payment just like an owner-occupied property. It is important that it is a heritage-listed architectural landmark.

Relevant for investors: § 7i EStG

The regulations for monument protection depreciation are regulated for capital investors § 7i (increased depreciation for architectural monuments). In the year of construction completion (2023) and for the following 7 years, you may deduct up to 9 percent of the construction and modernization costs for measures taken in order to preserve monuments. In the following 4 years, 7 percent of the costs will be deducted.

High depreciation over a short period usually results in losses from renting and leasing and a reduced tax payment.

Owner-occupiers also benefit from tax breaks.

For owner-occupiers, a deduction of the restoration costs from Section 10f of the Income Tax Act (tax relief for monuments used for personal residential purposes) is relevant. It allows a depreciation of 9 percent per year of the recognized costs over 10 years (modernization costs).

Thus, listed properties are a way of reducing the tax burden and building up wealth for owner-occupiers and investors.
