Generous in layout, economical in maintenance ...
The property fits into a quiet residential area with a high proportion of greenery and a mature building stock. A total of 18 residential units with different apartment sizes and layouts between around 55 m² and 120 m² are being built on 5 floors above ground.
The building has a full basement. Storage rooms, communal areas (bicycles, strollers, wheelchairs, etc.) and technical rooms are arranged there.
All apartment rooms are heated by underfloor heating. The individual rooms are regulated by means of room temperature controllers. The bathrooms also have a towel radiator each.
All living rooms and bedrooms as well as corridors receive a full multi-layer parquet as part of the standard outfitting package, suitable for underfloor heating and including a white skirting board approx. 45 mm high.
Bathrooms and toilets are covered with porcelain stoneware tiles, with size, color and make according to the sample list.
Wooden windows with triple glazing according to the architect's color specification (inside white, outside according to the facade concept).
All walls in the apartments are made with a plaster surface of quality level Q3 and receive a painter's fleece with a white dispersion coating.
Each apartment unit receives a multi-media distributor in combination with the electrical distributor. All living rooms, bedrooms and common rooms each have a data connection (Kat6a, 1x RJ45).
Video intercom in all apartments.
City district
meets
Garden character
Come on, we want to go to Pankow,
that's beautiful ...
... as early as 1898, Carl Wappaus raved about these lines by Pankow in his folk song. Even today, the Pankow district, which stretches from the northernmost tip of Berlin to Torstrasse near the city center, can still be described as extremely attractive. The mix of rural tranquility and pulsating city life make Pankow so popular.
Today's Pankow district was formed in 2001 from the former Pankow, Weißensee and Prenzlauer Berg districts. Idyllic and extensive green spaces can be found here as well as trendy neighborhoods, attractive residential areas, popular cultural centers and flourishing commercial locations. Pankow is the district with the highest number of births in the city and has an advantageous social structure. It is shaped by the many new Berliners who moved here after 1995. The economic development and purchasing power in Pankow has always been above average compared to the other districts in recent years.
Local public transport is characterized on the one hand by the Berlin-Wilhelmsruh train station (S-Bahn lines S1 and S26) in the south of the district. On the other hand, this is supplemented by the bus lines 122 and 125 and the tram line M1.
By car you can take the Germanenstraße to the southeast in the direction of Pankow, as well as the Kastanienallee in the north to Nordend and Niederschönhausen. Berlin-Mitte can be reached in about 25 minutes via Brunnenstrasse.
