The MARINA GARDEN Dresden project owes its name to its extraordinary location. A little hidden from the traffic flow on Leipziger Straße and yet located directly on the popular Elbe cycle path, it offers its residents a modern home. From the exterior to the interior, high-quality and sustainable materials were used. The workshop process for the development plan was won by BARCODE Architects from Rotterdam with a building design with organically curved building shapes. The implementation of the development plan down to the detailed architectural planning was carried out by the architects Knerer and Lang. The unique architecture is reflected in the apartments. In the four separate buildings of the project you will find cleverly designed 1-room apartments, but also spacious 4-room apartments. In addition, the construction meets the conditions of the KfW55 funding and relies on sustainable building and housing technology. The different types and sizes of apartments are aimed at all age groups. Each apartment has a loggia or terrace that invites you to enjoy the fantastic view of the Elbe or the publicly accessible green of the large inner courtyard. Due to the high proportion of glass in the facade, MARINA GARDEN also leaves a unique impression from the outside.
Every apartment in the MARINA GARDEN Dresden project offers high-quality outfitting features. The well thought-out design of all apartments was designed in accordance with standards and adapted to the current demands and requirements placed on modern housing. With particular attention to privacy, each apartment is equipped with a spacious loggia or terrace, as well as spacious living rooms and efficiently designed bedrooms. Each apartment has a part of the fully glazed external wall, which not only provides exceptional lighting but also unique views. The 1 to 4-room apartments are between 30 m² and 121 m² in size and therefore meet a wide range of requirements and lifestyles. The existing underground car park offers 154 parking spaces, 70 of which are prepared for electric charging stations. The bicycle storage rooms in the underground car park can accommodate up to 236 bicycles.
Sustainable and responsible – that’s what CTR Marina Dresden GmbH placed very high priority on in this project. With an annual primary energy requirement of 18 kWh/(m²*a) and a final energy consumption of 54.7 kWh/(m²*a), the buildings in this project achieve low CO2 equivalent emissions (10.27 kg/(m²*a) ), environmentally friendly use of energy and equally low operating costs. By installing efficient and energy-saving sanitary fittings, drinking water consumption is reduced by up to 47%. The annual water consumption reduction for the entire project is approximately 13.9 million liters. The cooling ceilings installed in each apartment are cooled using groundwater. The green areas are irrigated with collected rainwater. Landscaping uses native and drought-tolerant plants to dramatically reduce irrigation needs. All windows are floor-to-ceiling and provide natural lighting for the interior.
MARINA GARDEN Dresden is located directly on the banks of the Elbe, between the popular Elbe cycle path and the Leipziger Straße artery. The fact that you can reach the old town in just a few minutes with a relaxed walk or a short bike ride is just one of the many advantages of this attractive residential area. Around Leipziger Straße there are also many shopping opportunities for daily needs, restaurants that invite you to linger, and service providers such as hairdressers and cosmetic studios.
The Alexander-Puschkin-Platz stop is right in front of the front door and provides good connections. Lines 4, 9 and 81 take you directly into the city, to the Elbepark shopping center and even to Radebeul. Right next door, the Citybeach offers an idyllic retreat with a nice beach bar and numerous beach volleyball courts to recover from the stressful everyday work routine. In the trendy Outer Neustadt district, just a stone's throw away, you will find a variety of bold and independent shops, bars and cozy cafés. The neighboring Old Slaughterhouse Dresden is used for a variety of cultural and social events. This cultural center offers comedy, concerts, pub culture and a cinema where you can enjoy high-quality entertainment all year round. In order to reach your destinations even faster, there are three vehicles from the local car sharing company TeilAuto located directly on the property.
