The architecture

The building is integrated into the surroundings with a lot of feeling. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows is underlined by the architecturally very successful balcony railings. Colors, shapes and materials are harmoniously coordinated.

The construction method

The building is constructed using solid masonry construction and meets all requirements according to (GEG 2020) amendment 2023. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor ceilings are made of reinforced concrete. The floor stairs are also made of reinforced concrete. They are topped with polished granite steps. A thermal insulation composite system (ETICS) is applied to the external masonry.

The house entrance system made of light metal profiles and insulated glazed door made of safety glass has an electric door opener as well as a door closer and door catch.

The outdoor area

The driveways and sidewalks will be paved. The remaining area of ​​the property will have turf. Solitary trees, shrubs and ground cover plants are planted.

• Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design. The windows in the ground floor apartments and the windows in the balcony area on the first floor receive burglary-resistant fittings.
• All windows, balcony and patio doors of the apartments in the vertical facade have electrically operated external blinds made of powder-coated aluminum.

• The wall tiles in the bathrooms and shower rooms are floor-to-ceiling in the shower area and half-height on the remaining wall surfaces.
• The floor-level shower area with drain channel and tile recess has a clear glass shower enclosure.
• A light mirror of the same width is mounted above the washbasin system. Modern ceiling spotlights provide the right light in the bathroom. Kitchens, bathrooms and guest toilets have tiled floors of your choice from our range.
• The living and sleeping areas as well as hallways receive a floor covering according to a sample template with matching skirting boards.
• The ceilings and walls of the apartments are wallpapered with non-woven wallpaper and painted white.
• The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches and sockets. Telephone connections and TV cable of your choice.
• The apartments are heated by underfloor heating. For this purpose, an exhaust air heat pump is installed in the utility room of the apartment for heating, ventilation and hot water preparation. The temperature is controlled individually in each room.
• The apartments have an electrically operated fireplace in the style of an open fireplace with fireproof glazing.
• Each apartment has a basement room. There is a common room and a garbage room available for the residents of the house.
• A passenger elevator, each for up to 8 people, connects all floors of the house. The elevator can be reached step-free from the basement level, the building entrances and on the upper floors.
• To increase your security, access from the underground car park to the house is secured by an alarm.
