Mainz-Kostheim, the southernmost district of the state capital of Wiesbaden, is located directly at the mouth of the Main and the Rhine. The Maaraue conservation area makes Mainz-Kostheim a coveted residential area for everyone who wants to live close to the city but still be close to nature. The second oldest wine-growing community in the Rheingau stands for excellent wines, a special way of life and joie de vivre.
The project
The architecture
The project is unusual and yet integrated into the environment with great sensitivity. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with the fine subdivision is underlined by the transparent balcony parapets. Colours, shapes and materials are coordinated with each other.
The construction
The building will be constructed in solid masonry and meets all the requirements of GEG 2020. Foundations and floor slab in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floors and stairs are also made of reinforced concrete. The storey stairs are covered with polished granite steps.
The house entrance system made of light metal profiles and an insulating glass door made of safety glass has an electric door opener and door closer as well as a door holder.
Letterboxes in free-standing letterbox systems in the access area of the respective entrance.
The grounds
The driveways and sidewalks will be paved. The remaining plot area will have lawn, solitary trees and shrubs.
The equipment

- Plastic windows with thermal insulation glazing are used. Concealed fittings with one-hand tilt and turn function.
- The windows in the ground floor apartments and the windows in the area of the balconies on the
1st floor are fitted with burglar-resistant fittings. - The apartment entrance doors in the soundproof version have a wide-angle spy. Multiple locking and a door intercom with an integrated video surveillance system are provided for your security.
- The bathrooms are equipped with bath and shower. The floor-level tiled shower area with drainage channel and tiled recess has a clear glass shower partition. A large-format mirror surface is mounted above the vanity unit.
- The kitchens, bathrooms, shower rooms and guest toilets have tiled floors with matching skirting boards.
- The living and sleeping areas as well as the floorboards and corridors have floor covering according to the template, also with matching skirting boards.
- The ceilings and walls of the apartments are wallpapered with woodchip and laid out white.
- The apartment is equipped with a multimedia distribution box and a large number of electrical switches (large-area switches) and sockets. In each apartment there are network sockets as well as TV and radio connections.
- An air-water heat pump and a condensing boiler for peak load balancing are installed as a compact energy center for generating heat and service water.
- The rooms are heated by underfloor comfort heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- Three passenger elevators, each for up to 13 people, connect all floors of the building. The lifts can be reached without steps from the basement level, the building entrances and the floors above.
- To increase your security, access from the underground car park to the house is alarmed.
- Each apartment also has a cellar room.

Mainz-Kostheim
Mainz-Kostheim is the southernmost district of the Hessian state capital Wiesbaden.
Kostheim is located directly at the mouth of the Main and the Rhine. This district is one of the so-called AKK districts, which became part of the city between 1908 and 1913 and 1945
Mainz and after the war were placed under the administration of the city of Wiesbaden by the American military government. For this reason, the suffix "Mainz" was retained despite the political affiliation with Wiesbaden.
Various schools and public institutions are located in Mainz-Kostheim. A large gymnasium is used for a variety of sporting events outside of school hours.
The AKK local administration and the indoor pool are in the immediate vicinity. There is also an outdoor pool and a campsite on the Maaraue.
Today, the Maaraue is the right place for everyone who wants to enjoy peace and relaxation in the middle of nature and a wonderful panoramic view of Mainz. The Maaraue is surrounded by the Main and Rhine. On the southern tip of the Aue you can see the so-called Mainspitze - this is where the Main flows into the Rhine. In summer, the Maaraue outdoor pool invites you to cool off - holiday feeling included. On the extensive meadows of the Aue you can practice local recreation.
At Kostheim Harbour, it is worth climbing the 15 meter high observation tower. The panoramic view conveys impressions of the Main just before it flows into the Rhine, of the Kostheimer lock, the bridge to Ginsheim-Gustavsburg and of Alt-Kostheim.
A walk or a bike ride across the Maaraue are also highly recommended.
