The property is located in the southern entrance to Eggenstein at the interface between the "South" development area, which was created in the 1990s, and the old town center of Eggenstein. A combined heat and power plant (CHP) works according to the principle of combined heat and power. If around 60% of the energy is lost as waste heat when generating electricity from conventional power plants, the heat generated in CHP plants is used to heat buildings or generate hot water. This means that up to 90% of the primary energy used is used.
The heat pump
The brine-water heat pump draws its thermal energy from the ground and has its highest efficiency at low flow temperatures. It is therefore ideally suited to taking over the base load for the heat supply of the underfloor heating in the apartments. If there is a high demand for heat on cold days or high flow temperatures are required for hot water preparation, the CHP intervenes to provide support.
The photovoltaic system
While the combined heat and power plant runs mainly in winter, when a lot of heat is needed, and therefore generates the most electricity in winter, the photovoltaic system naturally has its peak performance in summer. This means that both systems complement each other perfectly. The collectors installed on the roofs of the apartment buildings generate renewable electricity for private and community use.
The residential area close to the city
North of Karlsruhe, framed by the Hardtwald in the east and the Rhine floodplains in the west, lies the community of Eggenstein-Leopoldshafen. As part of the municipal reform in Baden-Württemberg in 1974, Eggenstein-Leopoldshafen was created from the two individual municipalities Eggenstein and Leopoldshafen. The large community already has more than 16,000 residents and has a variety of infrastructural facilities. A comprehensive range of jobs at K.I.T. (Karlsruhe Institute of Technology) and in the commercial areas as well as an active club life contribute to the high attractiveness of the double community. Nature reserves along the Rhine and quarry lakes as well as the Hardtwald in the community offer local recreation and a high recreational value.
Easy transport connections
The high residential value of Eggenstein-Leopoldshafen improved further at the end of 1986 with the connection to the city of Karlsruhe's tram network. Modern trains ensure a regular service connection to the regional center of Karlsruhe. Trips to the northern Black Forest, Kraichgau and the neighboring Palatinate are also possible. The Hardtbahn in the Karlsruhe transport association offers an excellent transport connection to Karlsruhe: With the light rail line S1/S11 you can reach the city center of Karlsruhe from Eggenstein-Leopoldshafen in around 20 minutes. A journey by car takes about 15 minutes.
Child-friendly community
Five community kindergartens and two after-school care centers offer a good range of care for children. The primary and community schools are located in the town, and the secondary school and high school are in the neighboring district of Karlsruhe-Neureut.
