Smart homes in Munich-Neuhausen – behind this promise lies LEON11, a new, extraordinary piece of Munich architecture. In the middle of this Munich neighborhood, near Rotkreuzplatz, the family office PAMERA is developing and renovating an existing residential building in a resource-saving manner. According to the most modern technical specifications, 37 attractive condominiums will be built there. Centrally located, energy-conscious and absolutely future-proof: look forward to LEON11, on Munich's path to becoming a model city in 2030.
The aspect of sustainability is very important at LEON11. Here, the very good basic structure of the existing building on Leonrodstrasse is being upgraded - the plan is for a energy efficiency house 55 EE, an exceptionally high quality for energy-efficiently renovated existing buildings. The aim is to achieve energy efficiency class A+ according to thermal insulation certificate for residential buildings. The high-quality and resource-saving core renovation instead of demolition and new construction is the sustainable motto for this project!
Sustainability begins with demolition - which will not happen at all at LEON11!
The incredible figure of 1.6 million kWh is the value saved for the environment just by upgrading the existing building on Leonrodstrasse - as much as 200 people use residential energy per year. PAMERA consciously decided to avoid so-called gray energy, i.e. energy that would have to be used to demolish, transport and dispose of the building. We can assume that 50% of CO² will be saved because the supporting structure of the building is preserved!
The preservation of valuable building fabric and its energy-efficient renovation is not only a planning and technological challenge, but is now almost a social obligation given rising construction costs, dwindling resources and a lack of housing in many places. Together with HPP Architects in Munich, PAMERA at LEON11 has made it its mission to go this extra mile, which is demanding in terms of planning and construction technology - for sustainable housing and construction.
No harmful emissions during operation, resource-saving, recycling-friendly: bikes have a clear advantage compared to other means of transport. LEON11 takes this into account - with its own bicycle workshop for all residents and with cargo bikes that are provided by the property management and loaned out to residents on their own responsibility. Less traffic jams, less space required and increased health and fitness: Bike rules!
The 37 apartments with living spaces between approx. 32 m² and approx. 126 m² impress with a large selection of apartment sizes. There are practical 1-room apartments, cleverly designed 2-room apartments, beautiful 3-room or family-friendly 4-room apartments. Most apartments have a balcony, loggia, bay window or terrace. The garden apartments face the quiet inner courtyard, have their own terraces and some have very generous room heights. The special feature of LEON11 is the large selection of 2, 3, 4 and 5-room maisonette apartments.
Living space: this is a lived reality in the penthouse apartments, some of which have two barrier-free entrance levels that can be reached by elevator. Partially unusual room heights, a large open air space through galleries and light-flooded rooms through large roof windows convey a completely new feeling of space. Large roof terraces with privacy, some additional balconies or bay windows are additional arguments for life at the highest level from LEON11. From here there are viewing axes in three directions, with a view of the Olympic Park, Rotkreuzplatz and, if the hairdryer is in the right place, even of the mountains from some apartments.
If you want to adapt your living space to your lifestyle, the maisonette apartments from LEON11 are the right choice. Planned as a house-in-house solution in the style of Le Corbusier and connected by internal designer stairs, the separate “dining and kitchen” and “living and sleeping” levels offer maximum flexibility. Very important: The architects also took work areas for home offices or hobbies into account.
The floor plans are continuous, which on the one hand promises views of the green inner courtyard and, on the other hand, views into the urban life of the Neuhauser district. The bay windows in some maisonette apartments also offer views towards Rotkreuzplatz or the city of Munich - here too, versatility is key.
Predominantly floor-to-ceiling window elements give the living rooms in LEON11 a special light - and a white oiled and brushed natural oak wood parquet in all living rooms, combined with pleasant underfloor heating, creates a special residential atmosphere.
A special lighting concept in some areas of the project, wood-aluminum window frames, stainless steel door handles and attractive spiral staircases or open, straight steel stairs with natural wood steps in the maisonette apartments are just a few of the valuable features that make your home comfortable. The outfitting in all apartments is also impressive from a technical point of view: with a smart home, modern control of heating, blinds, lights, access, parcel boxes, etc., you have constant control via a terminal in the apartment and an app.
What could be nicer than starting the day in the morning in a modern, attractive bathroom or ending the evening in style. The bathrooms at LEON11 have exceptionally large porcelain stoneware tiles from Villeroy+Boch measuring 30 x 120 cm, washbasins, bathtubs and shower trays from Duravit and fittings from KEUCO - design and quality with relaxation guaranteed!
My neighborhood, says the Berliner. My neighborhood, Munich. They both mean the same thing – full of pride and each a little bit in love with their neighborhood. Neuhausen-Nymphenburg is a district that has a lot in store for explorers. Not stiff and aloof, but open-minded and friendly. Not artificially imposed, but grown and multifaceted. Your new neighborhood on Leonrodstrasse, right next to Rotkreuzplatz – a matter of the heart!
Neuhausen is green. In this part of Munich you will find small, nice green spaces and large, impressive parks that invite you to linger, walk or jog. Whether it's the Grünwald Park just around the corner, through which you can reach the Nymphenburg Palace Canal and further to the huge palace park, or in the other direction through chestnut-lined streets to the Hirschgarten with its wonderful park - here Munich lives up to its reputation as one of the greenest metropolises. Even the world-famous Olympic Park is only eight minutes away by bike from LEON11 - what a location!
From LEON11 it is only a few steps to Rotkreuzplatz. Life pulsates here, this is where the district meets. Right on the square there are cafés, banks, pharmacies, drugstores, bakeries, restaurants and take-aways, boutiques, organic and tea shops, ice cream parlors, a travel agency, a bookstore, the post office, etc.: you can find everything here! There is also a large weekly market every Thursday and, during Advent, one of the most beautiful Christmas markets in Munich, which many people visit by subway - because Rotkreuzplatz is also a frequented station in the city's subway network!
