Planning and building system

In 38176 Wendeburg, Bortfeld district in the town center, Lange Str. 31, 2 apartment buildings with currently 24 residential units are being built, with a total living area according to DIN of approx. 1700.00 square meters. The apartment sizes are between 53.00 sqm and 95.00 sqm, depending on the planning.

The apartments are accessed via an independent, integrated staircase with an elevator system. From this stairwell, the rooms in the partial basement, ground floor, upper floor and loft are reached at the same time. The storage rooms assigned to the apartments are also located on the floors, as well as in the basement. The house has the technical room in the basement. The property is fenced on the free edges with a rod mesh fence, depending on the planning.

The buildings are to be classified as two-story with an loft.
The apartments on the upper and loft floors will have balconies. The ground floor apartments receive an allocated garden area and a terrace according to the planning, with a size of up to 20.00 sqm.

The planning processing is part of the services. The creation of the statics and the thermal insulation certificate in accordance with the current EnEV is also part of the service.

Thermal protection

The thermal insulation has been set up in accordance with the current Building Energy Act (GEG). The buildings will be constructed as KFW efficiency houses 40 EE.

Fire and noise protection

Fire and noise protection is guaranteed in accordance with the building law requirements of the Lower Saxony Building Code, NBauO, and the implementing regulations for the Lower Saxony Building Code, DVNBauO.

Car parking spaces

The parking spaces are paved according to the specifications of the building authority. A fenced-off area for garbage containers will be provided within the outdoor area.

Outdoor area / garden / access path

The access areas to the street are paved with concrete paving stones. Outdoor lights will be provided in the house entrance and access area. The lawns according to planning will be made with rolled turf.

Balconies, terraces and roof terraces

The floor coverings on the balconies are made from profiled, horizontally laid planks (WPC) that are supported. The exit takes place via a step. The threshold height from the patio door to the plank covering is approx. 3 cm, depending on the planning.

Sanitary installation

The hot water supply is provided via a central hot water preparation system with a time-controlled circulation line. The cold and hot water pipes are routed in thermally insulated pipes. The internal water meters and main switches of the apartments are located in the bathrooms or the storage rooms, depending on the planning.
