Mainz-Kostheim, as the southernmost district of the state capital Wiesbaden, is located directly at the mouth of the Main and Rhine rivers. The Maaraue landscape protection area makes Mainz-Kostheim a sought-after residential area for everyone who wants to live close to the city but still be in touch with nature. The second oldest wine-growing community in the Rheingau stands for excellent wines, a special way of life and a genuine sense of joy.
The Project
The Architecture
The architecture is extraordinary yet it is carefully integrated into its environment. These modern apartments convince with their successful combination of light, exclusivity and optimal utility. The effect of finely subdivided, floor-to-ceiling windows is underlined by transparent balcony balustrades. Colors, shapes and materials are coordinated one with the other.
Construction methods
The building is constructed using solid masonry and meets all EnEV 2016 energy efficiency requirements. Foundations and floor slabs are concrete while the outer walls and structural, load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs consist of reinforced concrete slabs. Public staircases are also made of reinforced concrete. Benefiting from increased sound insulation, stairs are shock absorbent and clad with polished granite steps. Thermally insulating plaster is applied to external masonry to increase the building envelope's thermal insulation values. The building entrance system consists of multi-locking, coated aluminium doors with safety glass and an electric door opener and closer.
Outdoor areas
The driveways and sidewalks are paved. The remaining plot of land comprises sown lawn and plantings of select tree species and shrubs.
The outfitting
- Polymer-framed windows with double glazing are installed. The staggered floor apartments have a tilt-slide window element in each of the living rooms.
- All facade windows, balcony and patio doors have electrically operated external venetian blinds fitted with powder-coated aluminium profiles.
- White, polymer-coated interior doors with fittings based on samples are installed. The doors between the hall and living room are made from clear glass.
- The apartment entrance doors have a sound-absorbing design and a wide-angle spyhole. A multi-point lock and a door intercom system with integrated video surveillance are provided for security.
- The bathrooms are tiled floor to ceiling.
- Acrylic bathtubs, showers tiled flush with the floor, amenities in colors of your choice.
- A large-format mirror surface is provided above the vanity unit. Low-voltage lights are built into the ceiling.
- Bathrooms and kitchens have tile floors of your choice. The living and sleeping areas are laid out with parquet including a matching skirting board.
- The ceilings and walls of the apartments are wallpapered with white woodchip wallpaper.
- The apartments are equipped with a large number of electrical switches (large-format switches) and sockets. Telephone connections and TV cables according to your wishes.
- A block-type thermal power station as well as a condensing boiler will be installed as a compact energy center for the generation of heat, service water and electricity.
- The rooms are heated via comfortable underfloor heating. The heat and water consumption is measured per apartment and temperatures are controlled individually in each room.
- The apartments will have a warm air fireplace with natural stone trim and fire-resistant glazed firebox.
- Each apartment has a separate cellar. There is one laundry room and a common room per building entrance for the shared use of the residential community.
- To increase your security, access from the underground car park to the building is secured by an alarm.
- A passenger elevator at each entrance connects all floors of the building.

The location
Mainz-Kostheim - the southernmost district of the Hessian state capital Wiesbaden
Kostheim lies directly at the confluence of the Main and Rhine rivers. This district belongs to the so-called AKK districts that belonged to the city of Mainz between 1908 and 1913 and 1945 and were placed under the administration of the city of Wiesbaden by the American military government after the war. For this reason, the suffix "Mainz-" was retained despite administrative affiliation with Wiesbaden.
Various schools and public institutions are located in Mainz-Kostheim. A large gymnasium is used for various sporting events outside of school operations.
Local AKK administration and an indoor swimming pool are in the immediate vicinity. There is also an outdoor swimming pool and a campsite on the Maaraue.
Today the Maaraue is the right place for everyone who wants to enjoy peace and relaxation in the midst of greenery and a wonderful panoramic view of Mainz. The Maaraue is surrounded by the Main and Rhine. On the southern tip of the floodplain you can see the so-called Mainspitze - here the Main flows into the Rhine. In summer, the Maaraue outdoor pool invites you to cool off - a holiday feeling included. On the extensive meadows of the floodplain, it is wonderful to practice local recreation.
It's worth climbing the 15 meter high observation tower at Kostheim's river harbor. The panoramic view provides impressions of the Main just as it flows into the Rhine, of the Kostheimer lock, the bridge to Ginsheim-Gustavsburg and of Alt-Kostheim.
A walk or a bike ride across the Maaraue is also highly recommended.
