  • Electrical pre-wiring for 8 parking spaces:
    All 8 parking spaces will be prepared to facilitate easy installation of e-charging stations. If an owner wishes to install and operate an 11 kW wallbox, an electrician must be commissioned—at the owner’s expense—to handle the wiring and connection of the owner-purchased wallbox. For this purpose, empty conduits/inspection shafts will be laid between the building services room in the basement and the parking spaces. If wallboxes requiring higher output than the main service line provides are installed, a load management system must be installed by the owners.
  • Rooftop terrace and balconies:
    Rooftop terraces will include slope insulation, waterproofing, and a wood-plastic composite deck in dark gray. Balconies will be attached modules thermally separated from the building and finished with a low-joint floor panel. Railings will feature a stainless-steel handrail and frosted glass infill. With low-threshold, floor-to-ceiling window elements, rain ingress may occur in heavy showers. This is expressly accepted by the buyer and should be considered when choosing floor finishes.
  • Windows:
    Window and patio door units are made from multi-chamber PVC profiles with triple glazing. Frames and hardware conform to RC 1 N for resistance class, with locking window handles. On the ground floor, additional security (RC 2 N) includes lockable handles. Fall protection at floor-to-ceiling windows in the upper and attic floors is provided by fixed elements below the window sashes and a railing beam. Where needed, windows will have integrated supply-air vents.
  • Heating/hot water:
    The buildings are serviced by an air-to-water heat pump located in the utility room in the basement of “Kieler Straße 50a.” Each apartment is equipped with a compact residential transfer station including an underfloor heating manifold, continuous-flow water heater, and fittings for future heat and water meters. All living rooms, bedrooms, and bathrooms include individual thermostats for the in-floor heating pipes. Bathrooms also have electrically operated towel radiators. Water and heat usage are monitored by meters acquired on a lease basis by the property management.
  • Floor coverings:
    Living and sleeping rooms, corridors, storage areas, guest WCs, and kitchens will be fitted with a design covering (material cost up to €25.00/m² incl. VAT) and white wooden baseboards (solid pine, final-lacquered, approx. 20 x 60 mm). Bathrooms will feature tiles (material cost up to €60.00/m² incl. VAT), laid parallel to the walls, typically in 60 x 60 cm format. Buyers can choose materials from a designated specialty store selected by the developer. Any additional costs arising from personal material or layout choices will be added to the purchase price.
