This historical approach to promoting residential construction is now increasingly being used again, because this value-based, sustainable investment strategy testifies to the conscientious use of legacy assets and ensures their long-term preservation.
What do "heritable building rights" mean?
It enables a building owner to build their own home without having to buy the property. This is provided for a contractually stipulated period (99 years).
Who is the leasholder?
In this construction area, these are purely municipally administered trusts. Among others, the "Hospitalstiftung zum Heiligen Geist" and the "Heinzelmann’sche Aussteuerstiftung".
What is the ground rent?
The pro rata ground rent can be found in the price list.
What happens after the contract expires?
The building right contract expires after 99 years and is usually also extended. All details are set out in the contract.
Is it possible to sell a property within the contract period?
With the approval of the property owner, the sale of the property is possible. The leasehold is also transferred to the new owner in the event of a sale.
Can the property be mortgaged (mortgage/land charge)?
A charge is possible with the approval of the property owner. When ordering the leasehold, the property owner agrees once and without checking a lien up to max. €400,000 too. A higher sum requires the inspection and approval of the property owner. All charges are recorded in the land register.

Heimat Kaufbeuren
Geographically, the independent city of Kaufbeuren is located in the Ostallgäu district in the state of Bavaria. The city lies on the Wertach River, consists of the districts of Kaufbeuren, Neugablonz, Oberbeuren, Hirschzell and Kemnat and is one of the larger cities in the Swabian region with around 45,000 inhabitants. The well-known Irsee Monastery with conference and education centre is located a few kilometers west of Kaufbeuren.
The "Am Kaiserweiher" residential area is fairly new. It is located above the city centre, framed by meadows and forests. The Kaufbeuren Clinic, which has a very good reputation in the field of diagnosis and therapy, is in the immediate vicinity. In addition, there are other teaching facilities such as the vocational high school, the state technical college and the state vocational school at Kaufbeuren, other vocational schools, universities and academies along with a private business school and the city singing and music school.
