The first construction phase of a development project comprising 57 condominiums with extensive and exclusive outfitting is being realised north of the old town within sight of the historic castle – a prime Nuremberg residential area.
The entire ensemble captivates with its timelessly peaceful architecture, clearly structured facades and valuable, wraparound clinker brick pedestal.
Whether singles, couples or families: our K40 project offers a suitable housing solution with 2- to 4-room apartments measuring between approx. 53 and 172 square metres of living space. Depending on location within the building, these homes offer spacious terraces with a garden, loggias or rooftop terraces.
In urban planning terms, these coherent structures set a striking accent by dividing their built volumes into two parts: on the one hand, the main body of the building, on the other hand, recessed and stability-giving angles, finding peak perfection at the penthouse level.
The K40 project stands for particularly child- and family-friendly living for two reasons: first, a daycare centre with a fantastic educational approach is being built in the second construction phase. Secondly, the entire area is car-free - this is ensured by creating spacious individual underground parking spaces. The mobility of the future has been considered with two quick-charging e-mobility stations.
This modern and green ensemble of 57 freehold apartments is being built at Kreulstraße 40 in a prime, quiet inner-city residential area. For the architects and planners, smart arrangements of protected inner courtyard areas connecting with front garden zones bordering Kreulstrasse make reference to the ambivalent location of the district – between living within an urban block peripheral development and the rather more open, linear structures south and west of the property.
The car-free courtyards are planted generously and in a variety of ways, thus forming small, private zones of relaxation. Generous single underground parking spaces enable a car-free area. There are also two parking spaces with 22 kW quick-charging stations for electric cars.
The pleasant feeling of walking barefoot on a warm parquet floor, opening up the living room blinds automatically, or the simple comfort afforded by a walk-in shower with an rainshower-style head – these are just three of the many amenities that offered by the extensive and practical outfitting in place at these Kreulstrasse apartments. Plus, district heating is used to generate heat.
Nuremberg, the second largest city in Bavaria with a population of around 515,000 (as of December 31, 2017) has a lot to offer in every respect. As an economically strong location, the city is home to many busy companies such as Siemens, the Nuremberg Insurance Group, DATEV, GfK or DIEHL. The historical, medieval city centre and the castle, dominating the landscape, bear witness to an eventful history with many ups and downs.
The district of Gardens behind the Veste is located in the north, just a kilometre from the old town. The name derives from the castle on the northwest corner of the old town. Not only is it the symbol of the city but also an absolute magnet for tourists.
The Albrecht-Dürer-Haus, the famous Christkindlesmarkt, numerous high-ranking museums such as the Germanisches Nationalmuseum or the Neues Museum Nürnberg. Shops, alleyways, cafés and restaurants fill the city with life. Cinemas, museums, the Meistersingerhalle, the State Theater and the Opera House offer a diverse program of entertainment. Clubs and discos as well as numerous events such as the Blue Night complete the offer.
In the north of Nuremberg in particular one can live quietly on the one hand and be very close to the pulse of the city on the other.
The Gardens, tucked behind the Veste district north of Nuremberg's old town, is considered the city's preferred residential area for good reason: on the one hand, it's only a short walk (or bike, or public transport trip) to Nuremberg's city centre; on the other hand, you can also do all your important shopping and errands in the immediate vicinity on foot or by bike.
There are supermarkets, a drinks market, doctors and pharmacies as well as smaller shops for everyday things in the vicinity of Kreulstraße. Families will be happy about the nearby kindergarten - and a daycare centre will also be built in Kreulstraße 40's second construction phase. Elementary and secondary schools can be reached by bike or public transport.
Another Nordstadt highlight is an excellent connection to the public transport network. The Kaulbachplatz subway stop serving line 3 can be reached on foot in a few minutes. From there you can reach the main train station or the Plärrer, the central square at the southwest end of Nuremberg's old town, in a few minutes.
