Project description
K18: urban homes with exclusive architecture
Exclusive architecture
High energy efficiency
Uncompromising outfitting
Central location
The project
Living in an energy-efficient and sustainable building with exclusive and unique architecture - without compromising on outfitting features. This describes the philosophy with which Amann Wohnbau will think and implement new building projects in the future. This project, located in a quiet location but only a 350-meter walk from Ravensburg city center, is a symbol of this new philosophy and construction method: K18.
In this new building project we are relying on an unusually high standard of outfitting for property developer projects. Examples include energy storage, wood-aluminum windows, country house floorboards, and moisture-regulating lime-cement plaster.
The architecture of this new building project combines traditional elements in a modern interpretation. The gable roof is combined with a modern double gable and the balconies underneath are covered. The floor-to-ceiling aluminum-clad windows shine in pearl beige. The building elements form a symbiosis of timeless elegance and residential quality. The residential building blends harmoniously into its surroundings and offers residents a comfortable and high-quality home.
The energy supply for this new building project is based on a well-thought-out interaction of a powerful photovoltaic system with energy storage and an efficient heat pump that supplies the underfloor heating and hot water to the apartments. The individual apartments are ventilated using decentralized ventilation devices with heat recovery. This intelligent solution promises low heating costs in the long term, as the building generates a large part of its heat requirements itself.
The apartments
The construction project includes a total of eight residential units, including two three-room apartments, one on the ground floor and one on the upper floor, as well as four four-room apartments, two on the ground floor and two on the upper floor. There are also two loft apartments with penthouse flair, each with four rooms and a generous room height of up to approx. three and a half meters.
The ground floor apartments each offer a private right to use the garden. All living areas face south to ensure maximum sunlight and create a pleasant atmosphere.
The apartments can be reached via both an elevator and the stairwell. There are sufficient parking spaces available in the underground car park. The basement offers enough space for bicycles, strollers and other utensils, where the individual cellar rooms and the technical room are also located.
Construction is scheduled to begin in fall 2024, with completion targeted around 15 months later. Floor plan changes are possible flexibly, provided they meet the static and structural requirements. Deviations from the high-quality basic outfitting according to the building description can be implemented subject to appropriate conditions.

The location
Kapuzinerstraße 18 is located in the heart of Ravensburg and presents itself as an exclusive address for the planned new building project with 8 residential units and underground parking. The immediate surroundings are characterized by a quiet residential area that offers residents a pleasant neighbourly atmosphere. The property itself is located on a back lot, which is why it cannot be seen by pedestrians. There are various shops for daily needs in the immediate vicinity, including supermarkets and dining options.
The K18 project impresses with its walking distance to the historic city center of Ravensburg. Here future residents can explore the picturesque old town with its charming streets, historic buildings and diverse shopping opportunities. The proximity to educational institutions, parks and leisure activities underlines the attractiveness of this location for families, couples and singles alike.
Ravensburg itself is a city with a rich history and cultural traditions. Located in the heart of Upper Swabia, the city benefits from excellent connections to the transport network. Kapuzinerstrasse 18 is conveniently located so that the A96 and A7 motorways are easily accessible. This enables convenient connections to surrounding cities such as Ulm, Friedrichshafen and Memmingen.
The Upper Swabia region is known for its scenic beauty and offers numerous opportunities for outdoor activities. The proximity to Lake Constance, the Alps and other natural beauties makes the macro location particularly attractive. There is also a connection to local public transport, which makes the residents' mobility even easier.
