The “Neue Stadtmitte” is located south of Vélizystraße. Coming from Frankfurt or Offenbach, take the A661 motorway, Neu-Isenburg, Dietzenbach exit and turn from Vélizystraße into Idsteiner Straße in Dietzenbach. You can get to the construction site via Königsteiner Allee.
The Project
Architecture
This 2-storey apartment building benefits from the clear structure of the facade. The apartments convince with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with their fine subdivisions is underlined by transparent balcony parapets. Colors, shapes and materials are coordinated with one another. A special atmosphere is created in the loft apartments.
Construction
The building will be realised in solid masonry and meets all requirements according to GEG 2020. Foundations are in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs and storey stairs are made of reinforced concrete. Steps are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. The building entrance systems are finished with light metal profiles with a plastic coating and the double glazed door made of safety glass will be equipped with an electric door opener/closer/holder.
Outdoor area
The driveways and sidewalks are paved. The remaining land area is sown with lawn. Single trees and bushes are planted.
Outfitting
- Polymer-framed windows with thermal insulation glazing are used.
- All facade windows, balcony and patio doors have electrically operated external Venetian blinds made of powder-coated aluminium profiles.
- The fittings as one-hand turn-tilt or one-hand turn fittings in concealed design. The windows in the ground floor apartments and the windows in the area of the balconies on the upper floor have burglar-resistant fittings.
- The sound-absorbing apartment entrance doors have a wide-angle spyhole. A multi-point lock and a door intercom system with an integrated video surveillance system are provided for your security.
- All windows, balconies and patio doors of the apartments in the vertical facade, with the exception of the additional elements of the roof windows, have electrically operated roller shutters made of plastic sliding profile.

- The bathrooms and toilets are tiled up to the door. Enamelled steel bathtubs, object colors of your choice. The shower area is tiled flush with the floor with a drainage channel and tile recess.
- Ceiling spots are installed above the vanity unit with a large-format mirror surface.
- Bathrooms and kitchens have a tile floor of your choice Living and sleeping areas as well as hallways and corridors receive prefabricated parquet with a matching skirting board.
- Ceilings and walls of the apartments are wallpapered with woodchip wallpaper and laid out.

- The rooms are heated by underfloor comfort heating (district heating). The heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
