The property in detail
Living in the countryside – quick in the big city
We are building two west-facing apartment buildings on Hermann-Löns-Straße with a total of 15 apartments. The spacious 2 to 4 room apartments, each on two floors and a penthouse floor, are between 58 and 110 m² in size. A special highlight are the partially covered roof terraces, which are up to 51 m² in size. The houses are connected to each other via an underground car park with 20 parking spaces. A further 13 car parking spaces and sufficient bicycle parking spaces are also located on the property.

There is oak parquet in the living and sleeping areas. Thanks to our extensive range of floor coverings, wall paints and door handles, you are guaranteed to find what you like. Beautiful accents can also be set with our decorative light switches.
Energy concept
The heat pump – heat from nature
The way it works means the heat pump is one of the most environmentally friendly methods of heating and hot water preparation. Thanks to its high efficiency, it reduces climate-damaging CO2 emissions and energy consumption.
Air/water heat pumps work like refrigerators - only the principle is used in exactly the opposite way: While the refrigerator's refrigerant circuit removes heat from its interior and releases it into the environment, the refrigerant circuit of a heat pump removes heat from the environment. This is brought to a higher temperature level within the device and can then be used for heating or heating drinking water. The main source of energy for the heat pump is the ambient heat, i.e. in the air in the devices we use. In order to bring this ambient heat from a relatively low temperature level to the temperature level required for heating and hot water, the pump uses a refrigerant. Due to its low boiling point, this evaporates with the comparatively cold heat source.
Using drive energy in the form of electricity, the vaporous refrigerant is compressed, causing the temperature to rise to the required level. The refrigerant is then liquefied again in a condenser, whereby it releases both the supplied drive energy and the absorbed environmental heat to the heating medium at a higher temperature level.
The air/water heat pumps we use all correspond to at least energy efficiency class A in heating mode and have intelligent energy management. This ensures a cost-effective and convenient way to heat your building.
E-mobility
The growing e-mobility is also taken care of: the underground car park is already being prepared for a so-called load management system. This allows residents to conveniently charge their electric vehicles in the underground car park if necessary.
The support and billing is carried out via a regional partner, such as: B. Bayernwerk. This ensures long-term high efficiency of all devices used and thus high cost-effectiveness.
Domestic ventilation for more comfort
Fresh air allows people to breathe freely. However, it is used up quickly in closed rooms - especially if the building is built to be airtight to prevent heat loss. Regular ventilation is therefore essential. A comfortable and low-maintenance solution is humidity-controlled and demand-controlled domestic ventilation.
Using the air volume control that automatically regulates room by room, only the amount of air that is actually needed reaches the respective rooms. These are vacuumed out in the bathroom, kitchen, washing machine room and toilet, where odors and moisture arise most. This means high comfort with low ventilation heat losses.

"Hermann-Löns 15" - as we appropriately call our construction project in Mering - benefits from our experience in energy-efficient construction, attractive architecture, quick connections to the big city and Mering's excellent infrastructure.
The market town of Mering is no longer an insider tip for commuters. Live comfortably in the countryside and get to Munich quickly by train or car. In Mering you can have both. From the centrally located Meringer train station you can reach Munich, just 55 kilometers away, in just over half an hour without having to change trains, and it only takes 20 minutes by train to Augsburg - a stone's throw. Drivers like to use the nearby A8 motorway (Munich - Stuttgart) or take the B2 federal road to reach the Munich, Fürstenfeldbruck and Augsburg region via the country road. Last but not least, you can easily travel directly from Mering by train or via the neighboring B17 to the beautiful Bavarian foothills of the Alps. But above all, Mering, idyllically located in the Aichach-Fredberg district, is impressive. Its now around 14,200 residents appreciate the diversity right on their doorstep. Nature lovers also appreciate the local hiking trails in the Lech meadows and in the eastern hill country of the market town of Mering. Enthusiastic cyclists like to use the well-developed cycle paths, for example to Lake Mandichose, on both banks of the Lechus, to Meringerzell and Hörmannsberg-Ried or along the Paar to the former headquarters of the Wittelsbach family in Oberwittelsbach near Aichach.
