Planning and building system
In 22952 Lütjensee, Heideweg 47 in the town center with an unobstructable peripheral location, an apartment building with 3 residential units and an underground car park is being built. The apartment sizes are between 100.00 sqm and 155.00 sqm, depending on the planning.
The apartments are accessed via an independent, integrated staircase with an elevator system. The rooms in the basement, ground floor, upper floor and loft are all reached from this stairwell. The storage rooms assigned to the apartments and the shared technical room and bicycle room are also located in the basement.
The building is two-storey with an loft. The apartments on the upper and loft floors will have roof terraces. The ground floor apartment has an allocated garden area and a terrace according to the planning.
The planning processing is part of the services. The creation of the statics and the thermal insulation certificate in accordance with the current EnEV is also part of the service.
Thermal protection
The thermal insulation has been set up in accordance with the current Building Energy Act (GEG). The buildings will be built as KFW efficiency houses 40 EE.

Sanitary installation
The hot water supply is provided via a central hot water preparation of the heating system with a time-controlled circulation line. The cold and hot water pipes are routed in thermally insulated pipes. The internal water meters and main switches of the apartments are located in the bathrooms or the storage rooms, depending on the planning.
The dirty water pipes in the apartments are made from plastic pipes (HT pipes). The downpipes and other installations in bathrooms and toilets are combined in installation lines and are sound and condensation insulated (mounted downpipes) and are installed as a front wall installation behind drywall cladding for reasons of sound insulation and accessibility. Inlet and outlet for the washing machine, according to the buyer's specifications in the apartment.
