Project description

The house in the garden
6 exclusive condominiums in the heart of greenery
Luxury is being redefined today: slowing down, taking a deep breath, and having time for what truly matters. A home that immediately feels like a sanctuary, a garden inviting you to linger, and a peaceful, almost village-like environment where time moves a little slower.
Here, at Baron-Voght-Straße 140, Havehus is being created—Danish for "garden house"—a name that feels like a promise. Six exclusive apartments with floor-to-ceiling windows, loggias, terraces, and private gardens seamlessly blend with nature. The perfect setting for relaxation and balance. Additionally, the use of high-quality materials and adherence to the highest ecological standards create a living space that meets both aesthetic and environmental demands.
Havehus is not only a retreat for a more mindful lifestyle but also offers excellent connections to Hamburg’s urban life. Few districts combine the tranquility of nature with the proximity to the vibrant heart of the Hanseatic city as seamlessly as Groß Flottbek in the Elbe suburbs.

Relaxation and greenery close at hand
The garden is the green heart of Havehus, consciously connecting to the site's historical significance: In the 18th century, Caspar Voght transformed Gut Flottbek into an "ornamented farm," a model estate with a landscaped garden.
The distinctive character of Havehus—Danish for "garden house"—is reflected in the thoughtfully designed outdoor spaces by landscape architect Kathrin Wolf. A diverse selection of plants ensures seasonal charm throughout the year. The property is enclosed by a 1.8-meter-high fence covered in Iberian ivy. The entrance garden features a small-crowned crabapple tree and old hornbeams. Circular gardens, enclosed by red beech hedges, offer privacy and shelter from the wind, while alternating yew and Portuguese laurel provide a dynamic visual appeal. Lush flower beds and precisely trimmed hedges of European yew create a harmonious aesthetic, and wisteria gracefully frames the driveway to the garage.
At the rear of the garden, beyond the lawns and play areas, the existing mature trees—Norway maple, serviceberry, and yew—are complemented by additional trees, shrubs, and ground cover. A grand walnut tree serves as a central focal point, while two newly planted pedunculate oaks ensure the landscape’s longevity.
Terraces and loggias, paved with natural stone, provide tranquil retreats shielded from neighbors. An atmospheric lighting concept with designer lamps adds stylish accents, creating a well-thought-out and cohesive overall concept. The garden of Havehus becomes an outdoor living room, offering privacy, relaxation, and a space for outdoor activities.

Havehus
Individual living with style
The architecture of Havehus is characterized not only by its distinctive design but also by the choice of materials. Every material and design element meets the highest standards of quality and sustainability, creating an elegant aesthetic that harmonizes with its surroundings.
Striking architectural features include:
- Traditional building form combined with a unique mansard roof
- Contrast of a light plaster facade with contemporary elements
- Individually crafted standing seam roofing
- Standing seam roof, dormer cladding, and other metal details in a dark brown tone reminiscent of pre-patinated copper
