Your new condominium is being built on the outskirts of Taunusstein-Hahn. Coming from Idstein or Wiesbaden, head along Aarstraße, turn into Uhlandstraße and again into Grillparzerstraße. Adjacent to the construction site you'll find a beautiful nature reserve traversed by the Aar.

The project
Architecture
The apartment building wins thanks to its clearly structured facade. The apartments themselves impress with their successful combination of light exposure, exclusivity and optimal layouts. The effect of the finely subdivided floor-to-ceiling windows is emphasized by transparent balcony parapets. Colours, forms and materials are carefully coordinated.
Construction methods
The overall building is constructed from solid masonry, meeting EnEV 2016 energy efficiency requirements. Foundations and floor slabs are concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick masonry or reinforced concrete. The upper floors and ceilings consist of reinforced concrete. Staircases are also made of reinforced concrete with steps clad in polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry layer. The house entrance system has a lightweight metal profile and an insulating glass door made of safety glass that is fitted with an electric door opener, door closers and locking system.
Outdoor areas
The driveways and sidewalks are paved. The remaining land plot is sown with lawns and plantings of individual trees and shrubs.
Outfitting
- Synthetic-framed windows with thermal insulation glazing are used. Window fittings as one-hand turn-tilt or concealed one-hand turn fittings. Ground floor apartment windows and the windows in balcony areas on the 1st floor are protected with anti-burglary devices.
- All windows on the vertical facade have electrically operated roller shutters with synthetic sliding profiles.
- White, plastic-coated internal doors are installed with fittings based on samples.
- The apartment entrance doors are soundproofed and receive a wide-angle peephole. A multi-point locking system and an intercom with integrated video system are provided.
- The bathrooms are tiled to ceiling height.
- Acrylic bathtubs and other amenities in colours of your choosing. The shower area is tiled at floor level with a drainage channel and trough. Ceiling spots are installed above the vanity unit with a large-format mirror surface.
- Bathrooms and kitchens are given tiled floors in your choice of style, while living and sleeping areas are clad in parquet with matching skirting boards.
- Ceilings and walls inside the apartments are hung with woodchip wallpaper.
- Apartments are equipped with a multimedia distribution box and a large number of electrical switches (large format switches) and sockets. Telephone connections and TV cabling according to your wishes.
- A combined heat and power plant and a condensing boiler are installed as a compact energy centre for the generation of heat and electricity.
- The rooms are heated via an underfloor heating system. Heat and water consumption is measured per apartment. Indoor temperatures are controlled individually in each room. Apartments receive a fireplace with natural stone ledges and fireproof glazing in the firebox.
- A basement space is assigned to each apartment. There are also two laundry rooms and one communal room for the residential community.
- Two passenger lifts connect all floors of the house.
- To increase your security, access from the underground garage to the house is secured.
