Your new condominium is being built on the outskirts of Taunusstein-Hahn. Coming from Idstein or Wiesbaden, take Aarstrasse and turn into Uhlandstrasse, then into Grillparzerstrasse. Adjacent to the building site is a beautiful nature reserve traversed by the waters of the Aar. You will also find all the necessary facilities for daily life in the neighbourhood - supermarkets, butchers, bakers, medical centers and banks.
The project
Architecture
This multi-family apartment building benefits from a clearly structured facade. The apartments convince with their successful combination of light, exclusivity and optimal utility. The effect of finely subdivided floor-to-ceiling windows is underlined by the transparent balcony balustrades. Colors, shapes and materials are coordinated with one another.
Construction
The building will be constructed using solid brick masonry. The energy efficiency requirements of EnEV 2016 regulations are met. Foundations and floor slab are in concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor slabs consist of reinforced concrete. The staircases are also made of reinforced concrete and are clad with polished granite. A thermal insulation composite system (ETICS) is applied to the outer masonry. The building entrance system consists of light metal profiles and double glazed door made of safety glass with an electric door opener/closer/holder.
Outdoor areas
The driveways and sidewalks are paved. The remaining land area is sown with lawn and single trees and shrubs are planted.
Outfitting
- Polymer-framed windows with thermal insulation glazing are used.
- Fittings in one-hand turn-tilt or one-hand turn style with a concealed design are used.
- The windows for the ground floor apartments and the windows in the balcony areas on the 1st floor are break-in resistant. The rooftio terrace door system of apartments 4.1 and 4.2 from the living room to the roof terrace are designed as a lift-slide element.
- All windows in the vertical facade have electrically operated roller shutters made of plastic sliding profiles.
- White, plastic-coated interior doors are installed with fittings according to our samples.
- Sound-absorbing apartment entrance doors have a wide-angle spyhole.
- A multi-point lock and a door intercom system with an integrated video surveillance system are provided for security.
- The bathrooms are tiled door-high.
- Acrylic bathtubs, amenities in colors of your choice.
- The shower area is tiled flush with the floor with a drainage channel and tiled recess.
- Ceiling spots are installed above the vanity unit with a large-format mirror surface.
- Bathrooms and kitchens have tiled floors of your choice, living and sleeping areas have parquet floors with a matching skirting board.
- Ceilings and walls of the apartments are hung with woodchip wallpaper.
- The apartment is equipped with a multimedia distribution box as well as a large number of electrical switches (large format switches) and sockets. Telephone connections and TV cables of your choice.
- A combined heat and power unit and a condensing boiler will be installed as a compact energy center for generating heat and electricity.
- The rooms are heated by comfortable underfloor heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- The apartments will have a fireplace with ledges made of natural stone and fire-resistant glazing for the firebox.
- A basement room is assigned to every apartment. A laundry room and a common room are available for the building community.
- A passenger elevator connects all floors of the building.
- To increase your security, access from the underground car park to the house is secured with an alarm.
