You can reach the construction area - the former sugar factory - from the motorway via the B 275 in the direction of Lauterbach. After the railway underpass, turn left onto Fauerbacher Straße. “Zur Zuckerfabrik” – a side street off Fauerbacher Straße, is very central to the train station and Friedberg city center. From here you reach Fritz-Reuter-Straße.
The project
The architecture
The architecture is integrated into the surroundings with a lot of feeling. The modern apartments impress with their successful combination of light, exclusivity and optimal use. The effect of the floor-to-ceiling windows with fine divisions is underlined by the transparent balcony parapets. Colors, shapes and materials are harmoniously coordinated.
The construction method
The building is constructed using solid masonry construction and meets all requirements according to GEG 2024. Foundations and floor slab made of concrete. The outer walls and the load-bearing inner walls are made of sand-lime brick or reinforced concrete. The floor ceilings consist of reinforced concrete ceilings. The floor stairs are also made of reinforced concrete. They are topped with polished granite steps. A thermal insulation composite system (ETICS) is applied to the external masonry.
The house entrance system made of light metal profiles and insulated glazed door made of safety glass has an electric door opener as well as a door closer and door catch.
The outdoor area
The driveways and sidewalks will be paved. The remaining area of the property is sown with lawn. Solitary trees and shrubs are planted.
The outfitting
You can depend on the following
- Plastic windows with thermal insulation glazing are used. The fittings as one-hand turn-tilt or one-hand turn fittings in a concealed design. The windows in the ground floor apartments and the windows in the balcony area on the first floor receive burglary-resistant fittings.
- The windows as well as the balcony, terrace and roof terrace doors in the living/cooking rooms in the vertical facade have electrically operated external blinds made of powder-coated aluminum profiles.
- The soundproof apartment entrance doors have a wide-angle peephole. For your security, a multi-point lock and a door intercom system with integrated video surveillance system are provided.
- The bathrooms are equipped with a bathtub and shower. The floor-level tiled shower area with drain channel and tiled trough has a clear glass shower enclosure.
- A light mirror of the same width is mounted above the washbasin system.
- The wall tiles in bathrooms, shower rooms and toilets are floor-to-ceiling in the shower area, otherwise up to the top edge of the pre-wall including the shelf on the pre-wall.
- The living/cooking and sleeping areas as well as children's rooms, hallways and storage rooms receive flooring according to a template including matching skirting boards.
- The ceilings and walls of the apartments are covered with woodchip wallpaper and painted white.
- The apartment is equipped with a multimedia distribution box and a large number of electrical switches and sockets. There are network sockets as well as TV and radio connections in every apartment.
- In each apartment, an exhaust air heat pump is installed in the utility room for heating and ventilation as well as for hot water preparation.
- The rooms are heated by underfloor heating. Heat and water consumption is measured per apartment. The temperature is controlled individually in each room.
- A photovoltaic system will be installed on the roof to generate electricity with full feed-in into the public grid.
- The apartments have an electrically operated fireplace in the style of an open fireplace.
- Each apartment has a cellar room. There is a common room and a garbage room available for the residents of the house.
- A passenger elevator, for up to 8 people, connects all floors of the house. The elevator can be reached step-free from the basement level, the house entrances and on the upper floors.
- To increase your security, access from the underground car park to the house is secured by an alarm.

Friedberg
The business and shopping center of the “Golden Wetterau”
At the intersection of the B 3, B 275 and B 455 with the A 5 and A 45 motorways, Friedberg can be reached quickly and easily. The S-Bahn (S6) takes you to the center of Frankfurt and its airport in just under 40 minutes - without changing trains.
As a modern and traditional district town, Friedberg with its 5 districts has almost 30,000 inhabitants and is the administrative headquarters of the Wetterau district. The former Free Imperial and trade fair city was one of the most important cities in what is now Hesse in the Middle Ages. The rich past can still be seen in the well-preserved cityscape today.
Today Friedberg is the cultural center of the Wetterau with numerous secondary schools, kindergartens and social institutions. Attractive pedestrian zones make strolling a pleasure. There is a lot to discover behind picturesquely renovated facades, from flower shops to modern boutiques and cozy bars.
