5 good reasons for investment
Big demand for small apartments
With a 49.1% proportion of one-person households, Berlin is Germany's singles capital. Commuters, project workers, students – everyone needs living space and, as is well known, it's scarce in Berlin. In order to be able to live cheaply, many limit themselves. The demand for efficiently laid-out 1-room apartments is correspondingly high and sustainable.
KfW funded: €18,000 repayment subsidy
The FOX CUBE project meets KfW 55 energy efficiency standards. Buyers therefore benefit from the extremely attractive support program number 153, which rewards energy-efficient construction. Since 2020, buyers have received promotional loans of up to €120,000 per apartment, effectively paying only 0.75% interest, plus an additional repayment subsidy of €18,000 (as of May 2020).

High rental yields of up to 4.5% p.a.
Due to small living spaceß, relatively high rents are possible. Because residents have everything they need in a small area. Cold rents start at €513 and average €698. This leads to high rental yields of up to 4.5% p.a. for the landlord. These are not fictitious tenant expectations, but concrete promises from a commercial tenant who wants to rent the apartments after completion. The decision is ultimately up to the buyer.
Exempt from the rent cap
The Berlin rent cap does not apply to the FOX CUBE project because new build apartments that have been ready for occupancy since January 1, 2014 are exempt. This means that you, as the landlord, can charge market rents and keep your yield unaffected.
Rental secured
A commercial tenant has already agreed to rent the units for all apartments in the FOX CUBE and has guaranteed specific cold rent rates. The yield information per apartment is based on these cold rents. As an investor, you enjoy the certainty of full tenancy when you buy. However, this is only an offer – you do not have to accept.
Fox meets Lion
The FOX CUBE apartment building is created on the Löwenberg, north of the Weitlingskiezes where Alt-Friedrichsfelde and Löwenberger Straße meet. The defining element of the building's street-side facade are the cubic balconies assigned to each of the complex's 90 apartments.
