Property description
New build construction of 9 KfW 55 low-energy terraced houses, divided across 9 partial plots as 3-up terraces (houses 1 to 3, houses 4 to 6 and houses 7 to 9) as well as a share in the land occupied by the garages, carports and access road as common areas. Every home buyer acquires 1/9 of the overall co-ownership scheme. The necessary easements are appointed and registered in accordance with the basic deed. All houses will be built with a basement, ground floor and first floor as well as a loft.
The houses are built according to the typical, sought-after BRUNNER Wohnbau GmbH quality. The houses receive underfloor heating, electric roller blinds, fiber-optic and CAT 7 cabling, individually selectable floor coverings, additional towel radiators and floor-level showers in the bathrooms. The houses have a developed hobby room and a converted loft. The price includes the complete fencing of the garden plots, large terraces and the sowing of the lawn. All preparations are made in the loft so that an additional bathroom can be built in at a later date. Changes to the floor plan can still be carried out before construction begins (e.g. 2 rooms in the loft or 1 large children's room on the upper floor).
Particular emphasis is placed on high energy efficiency in terms of construction and building services. The heat is generated via a remote LuZ/water heat pump as a compact indoor device with a heating and heat pump controller and a 300 L hot water storage tank. Fossil fuels such as oil and gas are a thing of the past.
Röthenbach and its environs
Röthenbach is approx. 3 km away from the market town of Wendelstein in the district of Roth in Middle Franconia. Wendelstein/Röthenbach offers everything to feel completely at ease: family-friendly neighbourhoods, lively clubs, diverse offers for young and old, important cultural events, hiking and cycling along the historic Ludwigskanal as well as good connections via bus and underground and trains to nearby Nuremberg.
